Role

The Community Manager is responsible for overseeing the entire operations of a housing community under the supervision of the Regional Manager. You will manage all phases of operations, including personnel, leasing, maintenance, financial, administration, and risk management. As the on-site leader, you will supervise all aspects of the property and staff to ensure compliance with Asset Living policies and procedures, safety and fair housing guidelines, and liability considerations.

Essential Duties & Responsibilities

  • Personnel Management
  • Regular/daily onsite attendance is required
  • Screen, hire, train, coach, and develop on-site staff using consistent techniques and company directives
  • Ensure staff effectiveness through ongoing training, coaching, counseling, and guidance in compliance with Asset training benchmarks
  • Complete weekly/daily office and maintenance staff schedules and assignments
  • Address performance issues, document appropriately, and coordinate with direct supervisor and HR
  • Promote harmony and high performance through supportive leadership
  • Ensure staff compliance with company policies and procedures
  • Financial Management: achieve strong net operating income through cost control and revenue/leasing improvements; identify trends and recommend strategies
  • Develop yearly operating budgets/forecasts
  • Monitor deposits, rent collections, and charges for timely submission
  • Monitor, reconcile, and code vendor invoices
  • Ensure timely property closeout and accurate ownership financial reports
  • Strategic Leasing Management: develop yearly marketing plans and implement effective marketing strategies and systems
  • Utilize leasing techniques to achieve closures; complete follow-up, lease documentation, and reporting
  • Address resident complaints, concerns, and requests to ensure satisfaction
  • Develop and implement resident retention programs (e.g., events, promotions, newsletters)
  • Show, lease, and move-in prospective residents
  • Administrative & Maintenance Management: ensure accurate, complete, timely reporting; lead emergency response per guidelines; monitor service requests and maintenance responsiveness
  • Maintain property appearance with regular inspections and make-readies
  • Plan resources, equipment, and supplies; obtain bids and manage vendor relationships
  • Direct maintenance, construction, and rehabilitation activities to ensure quality and timeliness

Education/Experience

  • High School Diploma or Equivalent; Bachelor’s degree preferred or four years’ experience in the housing industry; or one to two years related experience and/or training; or equivalent combination of education and experience
  • Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred
  • Ability to understand and perform on-site software functions; basic computer skills required
  • Basic knowledge of Fair Housing Laws and OSHA requirements

Physical Requirements

  • Regularly communicate with others and may require standing, sitting, and manual tasks; may work overtime, weekends, and night hours in emergencies
  • Occasionally ascend/descend ladders, stairs, and perform tasks in various environments; ability to lift and move objects up to 25 lbs; operate equipment and vehicles; work in varied temperatures and outdoor conditions

License/equipment

  • Must have reliable transportation due to the emergency on-call requirement

At Asset Living, compensation decisions consider factors such as skill set, background, training, and certifications. Full-time employees may receive paid sick days and holidays.

Salary Range: $33 per hour to $36 per hour
