Community Manager

The Community Manager is responsible for overseeing the entire operations of a housing community under the supervision of the Regional Manager. You will manage all phases of operations, including personnel, leasing, maintenance, financial, administration & risk management. As an on-site leader, you will supervise property and staff to ensure compliance with Asset Living policies and procedures, safety and fair housing guidelines, and liability considerations.

Essential Duties & Responsibilities

  • Personnel Management
  • Regular/daily onsite attendance is required
  • Screen, hire, train, coach, and develop on-site staff using consistent techniques & company directives
  • Ensure staff effectiveness through ongoing training, coaching, counseling, and guidance in line with Asset training benchmarks
  • Complete weekly/daily office & maintenance staff schedules and assignments
  • Address performance problems; document, communicate with supervisor and HR, and terminate when necessary
  • Promote harmony and quality job performance through supportive leadership
  • Ensure staff compliance with Company policies and procedures
  • Financial Management
  • Aim for high net operating income through cost control and revenue & leasing improvement; identify trends and recommend actions
  • Develop yearly operating budgets/forecasts
  • Monitor deposits, rent collections, and charges for timely submission
  • Monitor vendor invoices for timely processing
  • Ensure timely property closeout and accurate financial reports
  • Strategic Leasing Management
  • Develop yearly marketing plans and use marketing strategies & systems
  • Apply leasing techniques to achieve closures, follow-up, lease signing, and accurate reporting
  • Address resident complaints and requests to ensure satisfaction
  • Develop resident retention programs (e.g., events, promotions, newsletters)
  • Show, lease, and move-in prospective residents
  • Administrative & Maintenance Management
  • Ensure accuracy and timeliness of administrative & leasing reporting
  • Head emergency team for the property and respond to emergencies per guidelines
  • Maintain property appearance and ensure timely repairs with regular inspections
  • Plan and utilize property resources, obtain bids, and manage vendors for cost-effective services
  • Direct maintenance, construction, and rehabilitation activities to ensure quality and speed
  • Miscellaneous
  • Must have reliable transportation due to on-call requirements

Education/Experience

  • High School Diploma or Equivalent; Bachelor’s degree preferred or four years’ experience in housing; or one to two years related experience and/or training; or equivalent combination
  • Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred
  • Ability to understand and perform on-site software functions; basic computer skills required
  • Basic knowledge of Fair Housing Laws and OSHA requirements

Physical Requirements

  • Frequent communication with others; ability to work overtime, weekends, and nights as needed for emergencies
  • Occasional climbing, lifting up to 25 lbs, and moving between worksites
  • Ability to work in various environments and conditions

License/Equipment

  • Must have reliable transportation due to on-call requirements

Compensation & Benefits

Salary Range: $32 per hour$32 per hour

At Asset Living, compensation decisions consider factors such as skill, background, certifications, and experience.
