Community Manager
The Community Manager is responsible for overseeing the entire operations of a housing community under the supervision of the Regional Manager. You will manage all phases of operations, including personnel, leasing, maintenance, financial, administration & risk management. As an on-site leader, you will supervise property and staff to ensure compliance with Asset Living policies and procedures, safety and fair housing guidelines, and liability considerations.
Essential Duties & Responsibilities
- Personnel Management
- Regular/daily onsite attendance is required
- Screen, hire, train, coach, and develop on-site staff using consistent techniques & company directives
- Ensure staff effectiveness through ongoing training, coaching, counseling, and guidance in line with Asset training benchmarks
- Complete weekly/daily office & maintenance staff schedules and assignments
- Address performance problems; document, communicate with supervisor and HR, and terminate when necessary
- Promote harmony and quality job performance through supportive leadership
- Ensure staff compliance with Company policies and procedures
- Financial Management
- Aim for high net operating income through cost control and revenue & leasing improvement; identify trends and recommend actions
- Develop yearly operating budgets/forecasts
- Monitor deposits, rent collections, and charges for timely submission
- Monitor vendor invoices for timely processing
- Ensure timely property closeout and accurate financial reports
- Strategic Leasing Management
- Develop yearly marketing plans and use marketing strategies & systems
- Apply leasing techniques to achieve closures, follow-up, lease signing, and accurate reporting
- Address resident complaints and requests to ensure satisfaction
- Develop resident retention programs (e.g., events, promotions, newsletters)
- Show, lease, and move-in prospective residents
- Administrative & Maintenance Management
- Ensure accuracy and timeliness of administrative & leasing reporting
- Head emergency team for the property and respond to emergencies per guidelines
- Maintain property appearance and ensure timely repairs with regular inspections
- Plan and utilize property resources, obtain bids, and manage vendors for cost-effective services
- Direct maintenance, construction, and rehabilitation activities to ensure quality and speed
- Miscellaneous
- Must have reliable transportation due to on-call requirements
Education/Experience
- High School Diploma or Equivalent; Bachelor’s degree preferred or four years’ experience in housing; or one to two years related experience and/or training; or equivalent combination
- Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred
- Ability to understand and perform on-site software functions; basic computer skills required
- Basic knowledge of Fair Housing Laws and OSHA requirements
Physical Requirements
- Frequent communication with others; ability to work overtime, weekends, and nights as needed for emergencies
- Occasional climbing, lifting up to 25 lbs, and moving between worksites
- Ability to work in various environments and conditions
License/Equipment
- Must have reliable transportation due to on-call requirements
Compensation & Benefits
Salary Range: $32 per hour – $32 per hour
