Community Manager
The Community Manager is responsible for overseeing the entire operations of a housing community under the supervision of the Regional Manager. You will manage all phases of the operations, including personnel, leasing, maintenance, financial management, administration, and risk management. As an on-site leader, you will supervise all aspects of the property and staff to ensure compliance with Asset Living policies and procedures, safety and fair housing guidelines, and liability concerns.
Essential Duties & Responsibilities
- Personnel Management
- Regular/daily onsite attendance is required
- Use consistent techniques and company directives to screen, hire, train, coach, and develop on-site staff
- Ensure the effectiveness of staff through ongoing training, coaching, counseling, and guidance in compliance with Asset training benchmarks
- Complete weekly/daily office and maintenance staff schedules and assignments
- Handle performance issues; document, communicate with direct supervisor and HR, and terminate appropriately when necessary
- Promote harmony and quality job performance of staff through support and effective leadership
- Ensure staff compliance with Company policies and procedures
- Financial Management: achieve net operating income through cost control and revenue/leasing improvements; identify trends and recommend strategies
- Develop yearly operating budgets/forecasts
- Monitor deposits, rent collections, and charges for timely submission
- Monitor vendor invoices for timely processing
- Ensure property closeout is completed on time and ownership financial reports are accurate
- Strategic Leasing Management: develop yearly marketing plans and utilize marketing strategies and systems
- Ensure leasing techniques are effective; maintain follow-up, lease documentation, and reporting accuracy
- Address resident complaints and requests to ensure satisfaction
- Develop and implement resident retention programs
- Show, lease, and move-in prospective residents
- Administrative and Maintenance Management: ensure leasing reporting is accurate and timely
- Head emergency team for the property; respond to emergencies within company guidelines to minimize liability
- Maintain property appearance and coordinate repairs with regular inspections
- Plan resources and obtain bids from vendors; manage contractors and service levels
- Direct and monitor maintenance, construction, and rehabilitation activities to ensure quality and expediency
Education/Experience
- High School Diploma or Equivalent; Bachelor’s degree preferred or four years’ experience in housing, or 1-2 years related experience and/or training; or equivalent combination of education and experience
- Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred
- Ability to understand and perform on-site software functions; basic computer skills required
- Moderate knowledge of Fair Housing Laws and OSHA requirements
Physical Requirements
- Regularly communicate with others; may involve repetitive motions and lifting up to 25 lbs; ability to work overtime, weekends, and nights as needed (emergencies)
- Stand or sit for extended periods; move between work sites to accomplish tasks
- Occasionally ascend/descend ladders, stairs, and other access; operate in various environments including outdoor and confined spaces
License/Equipment
- Must have reliable transportation due to the on-call emergency requirement
Salary Range: $70,000 per year to $75,000 per year
