Role
COMMUNITY MANAGER
The Community Manager is responsible for overseeing the entire operations of a housing community under the supervision of the Regional Manager. You will manage all phases of operations, including personnel, leasing, maintenance, financials, administration, and risk management. As an on-site leader, you will supervise all aspects of the property and staff to ensure compliance with Asset Living\'s policies and procedures, safety and fair housing guidelines, and liability concerns.
Essential Duties & Responsibilities
- Personnel Management
- Regular/daily onsite attendance required
- Screen, hire, train, coach, and develop on-site staff using consistent techniques and company directives
- Ensure staff effectiveness through ongoing training, coaching, counseling, and guidance in compliance with Asset training benchmarks
- Complete weekly/daily office & maintenance staff schedules and assignments
- Address performance problems; document, communicate with supervisor and HR, and terminate appropriately when necessary
- Promote harmony and quality job performance through supportive leadership
- Ensure staff compliance with Company policies and procedures
- Financial Management
- Strive to achieve the highest net operating income through cost control and revenue/lease improvements; identify trends and recommend strategies
- Develop yearly operating budgets/forecasts
- Monitor deposits, rent collections, and charges for timely submission
- Monitor, reconcile, and code vendor invoices
- Ensure timely property closeout and accurate ownership financial reports
- Strategic Leasing Management
- Develop yearly marketing plans and utilize marketing strategies & systems
- Lead leasing efforts: close leases, follow-up, documentation, and reporting
- Handle resident complaints, concerns, and requests to ensure satisfaction
- Develop and implement resident retention programs
- Show, lease, and move in prospective residents
- Administrative & Maintenance Management
- Ensure administrative & leasing reporting is accurate and timely
- Lead emergency response for the property and manage emergencies in line with company guidelines
- Maintain property appearance and ensure timely repairs via inspections and tours
- Plan resource utilization, obtain bids, and manage vendor relationships
- Direct maintenance, construction, and rehabilitation activities to ensure quality and expediency
Education/Experience
- High School Diploma or Equivalent; Bachelor’s degree preferred, or four years’ experience in housing, or one to two years related experience and/or training; or equivalent combination of education and experience
- CAM or ARM certification preferred
- Ability to understand and perform on-site software functions; basic computer skills required
- Basic knowledge of Fair Housing Laws and OSHA requirements
Physical Requirements
- Ability to communicate with others, operate in various environments, and work overtime, weekends, and night hours (emergencies)
- Regularly required to remain in a stationary position, move around the site, and perform tasks
- Occasionally required to ascend/descend ladders, stairs, and move objects up to 25 lbs; work in various temperatures and outdoor conditions
License/Equipment
- Must have reliable transportation due to on-call/emergency requirements
Compensation & Benefits
Asset Living offers a comprehensive total rewards package including medical, dental, vision, life, disability insurance, 401(k) with employer matching, commissions and performance bonuses where applicable, paid sick days, and company holidays. Salary range: $70,000 to $85,000 per year.
