Responsibilities
- Oversee all operations of a housing community under the supervision of the Regional Manager, including personnel, leasing, maintenance, financial administration, and risk management.
- Supervise all aspects of the property and staff to ensure compliance with Asset Living policies and procedures, safety, fair housing guidelines, and liability concerns.
- Personnel Management: screen, hire, train, coach, and develop on-site staff; maintain staff through ongoing training and performance management.
- Manage weekly/daily office and maintenance staff schedules and assignments.
- Address performance issues, document appropriately, and coordinate with direct supervisor and HR.
- Promote harmony and quality job performance through effective leadership and staff development.
- Ensure staff compliance with company policies and procedures.
- Financial Management: strive for NOI improvements through cost controls and revenue/leasing strategies; develop operating budgets/forecasts; monitor deposits, rent collections, charges, and timely invoicing.
- Strategic Leasing Management: develop yearly marketing plans and ensure effective leasing techniques, follow-up, and accurate reporting.
- Resident relations: handle complaints, concerns, and requests to ensure satisfaction; implement retention programs (e.g., resident events, promotions, newsletters).
- Administrative & Maintenance Management: ensure accurate reporting and timely submissions; lead emergency responses with staff and residents; monitor service requests and property repairs; perform regular property inspections and make-ready work orders.
- Resource planning: manage budgets, bids, vendor relations, and procurement of supplies and services.
- Provide direction to maintenance, construction, and rehabilitation activities to ensure quality and timeliness.
Qualifications
- High School Diploma or equivalent; Bachelors degree preferred, or four years experience in the housing industry; or an equivalent combination of education and experience.
- Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.
- Ability to perform on-site software functions with basic computer skills.
- Knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
- Regularly communicate with others; may require repetitive movements; ability to work overtime, weekends, and night hours in emergencies.
- Occasionally remain stationary or move about the property; ascend/descend ladders, stairs, and other structures; lift and move objects up to 25 lbs.; operate machinery or vehicles as needed; work in various environmental conditions.
License / Equipment
- Must have reliable transportation due to emergency on-call requirements.
Salary Range: $80,000 per year to $85,000 per year
