Assistant Community Manager

The Assistant Community Manager is responsible for overseeing, under the supervision of the Community Manager, the everyday operations and financial functions of the housing community. You will play a vital role in delinquency and rent collection to optimize the property's cash flow and financial position. You will manage all phases of the operations, including personnel, leasing, maintenance, financial, administration & risk management in the absence of the Community Manager. As an onsite leader, you will supervise all aspects of the property and staff to ensure compliance with the company's policies and procedures, safety and fair housing guidelines, and liability concerns.

Essential Duties & Responsibilities

  • Financial Management
    • Post all payments and income received from applicants, current residents, and non-current residents accurately and timely.
    • Process and reconcile daily all accounts receivable.
    • Monitor and follow up on bad debt, including late notices, resident and guarantor contact, and filing evictions.
    • Help the property meet budgeted revenues, expenses, and Net Operating Income.
    • Post charges to resident and non-current resident accounts, including bill backs of utilities where applicable.
    • Perform end-of-month closing procedures and reporting.
    • Maintain accurate records and audit resident files for accuracy.
    • Walk units and post move-out charges, statements, and security deposit refunds.
  • Personnel Management
    • Regular/daily onsite attendance is required.
    • Screen, hire, train, coach, and develop onsite staff; ensure ongoing training and coaching in compliance with Asset training benchmarks.
    • Promote harmony and quality job performance; ensure staff compliance with company policies.
    • Leasing management: ensure effective leasing techniques, follow-up, lease signing/documentation, and reporting accuracy.
    • Implement marketing strategies and resident retention programs; handle resident complaints and inquiries to ensure satisfaction.
    • Show, lease, and move-in prospective residents.
  • Administrative Management
    • Provide excellent customer service and monitor maintenance service request turnaround.
    • Maintain property appearance; conduct regular inspections and ensure timely repairs.
    • Assist with supervision of all business operations related to property management.
    • Plan and manage resources, equipment, and supplies; obtain bids and manage vendor relations.

Education/Experience

  • High School Diploma or Equivalent; Bachelor's degree preferred or two years' experience in the housing industry; or one to two years related experience and/or training; or an equivalent combination of education and experience.
  • Ability to understand and perform onsite software functions; basic computer skills required.
  • Basic knowledge of Fair Housing Laws and OSHA requirements.

Physical Requirements

  • Regularly required to remain in a stationary position or move about to accomplish tasks; may involve standing, walking, and light lifting.
  • Able to work overtime, weekends, and night hours in emergencies; exposure to various environmental conditions.

Note: This section includes standard compensation information and benefits; compensation decisions are based on factors such as skill set, background, training, certifications, and other relevant experience. Our total rewards package includes medical, dental, vision, life, disability insurance, 401K with employer matching, and performance bonuses where applicable. Full-time employees also receive paid sick days and company holidays.

Salary Range: $16.50 per hour to $18.50 per hour
