Job Responsibilities
- Financial Oversight: Assist in the formulation of budgets; stay within budget guidelines; ensure rents are collected and posted on time; process invoices for timely payment; complete month-end procedures and reports; safeguard and reconcile the property credit card in line with accounting policies.
- Personnel & Leadership: Hire, train, supervise, motivate, and discipline on-site staff as needed; conduct ongoing training; provide leadership and foster strong professional relationships within the team.
- Administrative/Office/Compliance: Maintain lease files in compliance with applicable programs; manage office operations and reporting; prepare for audits and annual reporting.
- Resident Relations: Foster a sense of community; maintain positive customer service; conduct move-in/move-out inspections; manage notices and resident communications.
- Maintenance: Inspect property and manage make-ready processes; coordinate with maintenance staff and vendors; oversee safety and maintenance activities.
- Marketing/Leasing: Conduct market surveys, welcome and show property to prospective residents, and handle inquiries and paperwork; monitor market conditions.
- Safety and Risk Management: Report incidents; ensure workers’ compensation processes; follow safety policies and conduct safety checklists.
- General: Adhere to company policies; perform additional duties as assigned.
Qualifications and Skills
- 3+ years of experience in property management or equivalent
- 6+ months supervisory experience with leadership skills
- Certified Apartment Manager (CAM) preferred
- High School Diploma or equivalent preferred
- MFTE Program Experience Preferred
- Experience with Yardi/CRM and On-Site preferred
- Strong budgeting and reporting accuracy
- Experience in daily pricing and market trend adaptation
