The Role

This role is responsible for assisting in all operational duties of the Community Manager, including reporting, rent processing, leasing, marketing, and overseeing the community and associates in the Community Manager’s absence.

The incumbent in this role must possess a high degree of professionalism and positive engagement for our residents and the workforce.

Qualifications

  • 2+ years’ experience as an Assistant Community Manager.
  • LIHTC/Tax Credit Program Knowledge highly desired.
  • Excellent communication skills and a dedication to customer service.
  • Solid track record of bookkeeping and rent collection.
  • Thorough understanding of landlord/tenant law.
  • Strong understanding of Fair Housing Laws.
  • Superior interpersonal skills; able to work with diverse personalities; tactful; mature, flexible.
  • Resourceful and organized.
  • Solid computer knowledge: Windows (Word, Excel), internet and e-mail.
  • Working knowledge of Yardi Voyager Property Management software.

Key Accountabilities

Resident Relations + Customer Service

  • Manages and promotes resident satisfaction and retention by responding to complaints, questions, and requests in a timely manner, and taking appropriate action to resolve issues.
  • Functions as a resource center for residents on all things affecting community living and rent payments.
  • Organizes and executes resident appreciation and retention events.
  • Maintains secured confidential files for residents.
  • Answering phones, greeting walk-ins and foot traffic.
  • Assist with leasing duties, including touring prospective residents.
  • Handle all property monies; collect, post, and deposit rents and deposits.
  • Review resident files and ledger records to determine unpaid or late fees; communicate with residents and enforce lease terms.
  • Assist with Monthly Projection Reporting, inspect vacancies, make-ready units, and model apartments; inspect for policy violations and needed repairs.
  • Meet regularly with Community Manager and Regional Manager to discuss performance.
  • Other duties as assigned by Community Manager.
  • Maintain a service-oriented environment with a professional appearance and attitude.
  • Oversee property operations and staff in the Community Manager’s absence.
  • Support Leasing Consultants in leasing activities and ensure Fair Housing guidelines are followed.
  • Under Compliance and Community Manager direction, manage compliance file maintenance where applicable.

Adherence to Property Management Rules, Regulations and Guidelines

  • Conduct all business in accordance with company policies, Fair Housing, the Americans with Disabilities Act, and all applicable laws.
  • Follow eviction procedures as required and represent the property in court as needed.

Physical Demands & Working Conditions

  • Essential staff; must report to work and follow safety and business protocols.
  • Frequent sitting and walking; repetitive computer, keyboard, mouse, and phone use.
  • May work on elevated or uneven surfaces; occasional bending, twisting, squatting, etc.

Compensation Range

$23.75 - $25.75 USD
