Position
Assistant Community Manager
The Assistant Community Manager is responsible for overseeing, under the supervision of the Community Manager, the everyday operations and financial functions of the housing community. You will play a vital role in delinquency and collection of rent to optimize the property\'s cash flow and financial position. You will manage all phases of the operations, including personnel, leasing, maintenance, financial, administration & risk management in the absence of the Community Manager. As an onsite leader, you will supervise all aspects of the property and staff to ensure compliance with the company\'s policies and procedures, safety and fair housing guidelines, and liability concerns.
Essential Duties & Responsibilities
Financial Management
- Posting all payments and income received from all applicants, current residents, and non-current residents accurately, timely, and efficiently.
- Processing and reconciling daily all accounts receivable.
- Monitor and follow up on bad debt including preparation of late notices, resident and guarantor contact, and filing evictions.
- Helping the property meet budgeted revenues, expenses, and Net Operating Income.
- Posting of all charges to resident and non-current resident accounts, including bill back of utilities where applicable.
- End-of-the-month closing procedures and reporting.
- Maintain accurate and organized records; audit resident files to ensure accuracy.
- Walk units and post all move-out charges, statements, and security deposit refunds.
Personnel Management
- Regular/daily onsite attendance is required.
- Screen, hire, train, coach, and develop onsite staff using consistent techniques & company directives.
- Ensure staff effectiveness through ongoing training, coaching, counseling, and guidance in compliance with Asset training benchmarks.
- Promote harmony and quality job performance of staff through support and effective leadership.
- Ensure staff compliance with Company policies and procedures.
- Strategic Leasing Management; ensure leasing techniques are effective in obtaining closures, follow-up procedures met, and documentation up to date.
- Implement marketing strategies & systems from the annual marketing plan.
- Handle resident complaints, concerns, and requests to ensure resident satisfaction.
- Develop resident retention programs (e.g., events, promotions, monthly newsletter).
- Show, lease, and move in prospective residents.
Administrative Management
- Provide excellent customer service and monitor service request turnaround and responsiveness of maintenance staff.
- Maintain property appearance and ensure timely repairs; conduct regular property inspections and tours.
- Assist with supervision of all business functions related to operations.
- Plan for and utilize property resources, equipment, and supplies economically (e.g., obtain bids/pricing from vendors, contractors, and address service issues).
Education/Experience
- High School Diploma or Equivalent; Bachelor’s degree preferred or two years experience in the housing industry; or one to two years related experience and/or training; or equivalent combination of education and experience.
- Ability to understand and perform all onsite software functions; basic computer skills required.
- Basic knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
- Regularly required to remain in a stationary position, or move about to accomplish tasks; may require lifting up to 25 lbs; ability to work overtime, weekends, and night hours as needed.
Salary and benefits: This job offers compensation based on experience within a range and includes a comprehensive total rewards package (medical, dental, vision, life, disability insurance, 401K with employer matching, and potential bonuses). Full-time employees also receive paid sick days and company holidays.
Salary Range
$19.50 per hour to $23 per hour
