Position

ASSISTANT COMMUNITY MANAGER

The Assistant Community Manager is responsible for overseeing, under the supervision of the Community Manager, the everyday operations and financial functions of the housing community. The role includes management of delinquency and rent collection to optimize the property\'s cash flow, and supervision of operations, personnel, leasing, maintenance, financial administration and risk management in the absence of the Community Manager. As an onsite leader, you will supervise all aspects of the property and staff to ensure compliance with company policies, safety and fair housing guidelines, and liability concerns.

Essential Duties & Responsibilities

Financial Management

  • Posting all payments and income received from applicants, current residents, and non-current residents accurately and timely.
  • Processing and reconciling daily accounts receivable; following up on bad debt, preparing late notices, contacting residents/guarantors, and filing evictions.
  • Helping the property meet budgeted revenues, expenses, and Net Operating Income.
  • Posting charges to resident and non-current resident accounts; including bill backs of utilities where applicable.
  • End-of-month closing procedures and reporting; maintaining accurate and organized records; auditing resident files.
  • Walking units and posting move-out charges, statements, and security deposit refunds.

Personnel Management

  • Regular/daily onsite attendance is required.
  • Screen, hire, train, coach, and develop onsite staff in line with company directives.
  • Provide ongoing training, coaching, and guidance to ensure staff effectiveness and compliance with Asset training benchmarks.
  • Promote harmony and quality job performance; ensure compliance with company policies and procedures.
  • Strategic leasing management and effective leasing techniques for closures, follow-up, leases, and reporting systems.
  • Implement marketing strategies per the annual marketing plan; address resident complaints and requests; develop retention programs.
  • Show, lease, and move-in prospective residents.

Administrative Management

  • Deliver excellent customer service; monitor maintenance service request turnaround.
  • Maintain property appearance and ensure timely repairs through regular inspections.
  • Assist with supervision of all business functions related to operations.
  • Plan and utilize property resources, equipment, and supplies; obtain bids and manage vendors.

Education/Experience

  • High School Diploma or Equivalent; Bachelor’s degree preferred, or two years in housing industry, or equivalent combination of education and experience.
  • Ability to perform onsite software functions; basic computer skills required.
  • Basic knowledge of Fair Housing Laws and OSHA requirements.

Physical Requirements

  • Regularly required to remain stationary or move about the property; communicate with others; perform tasks requiring dexterity.
  • Ability to move, lift, and carry up to 25 lbs; may work overtime, weekends, or night hours for emergencies; work in various environments and conditions.

Salary Range

$27.00/hr - $28.00/hr

Salary Range: $27 per hour to $28 per hour
