Multisite Community Manager role at Thrive Communities. Salary $95,000 - $105,000 per year. Schedule: Full-time; Monday - Friday; 9 am - 6 pm. Thrive’s purpose is to create a community where people feel seen, because when people feel seen, they thrive.

Job Responsibilities

  • Financial Oversight
    • Assist in the formulation of budgets.
    • Stay within established budget guidelines.
    • Ensure all rents are collected when due and posted; make deposits promptly and report in the appropriate systems.
    • Perform evictions, utility cut-offs and landlord liens as required on delinquent rents.
    • Submit and approve invoices in the appropriate system for timely payment.
    • Complete month-end procedures and reports (deposit accounting, variances, expiring leases, write-off register, receivable aging, security deposit activity, gross potential rent).
    • Safeguard and reconcile the property credit card according to accounting policies and deadlines.
  • Personnel & Leadership
    • Hire, train, empower, supervise, discipline (including documentation) and terminate on-site staff as needed and with leadership/HR approval.
    • Conduct onboarding, annual performance reviews, timesheet approvals, and guide staff on procedures and guidelines.
    • Provide ongoing training to office staff (marketing, leasing paperwork, safety, etc.) and foster strong professional relationships within the team.
  • Administrative/Office/Compliance
    • Ensure lease files are current and compliant with MFTE, Section 8 or other affordable program requirements.
    • Open office on schedule; maintain office and model apartments.
    • Attend scheduled corporate management meetings (quarterly).
    • Maintain records of management activities and submit reports to corporate weekly/monthly.
    • Prepare for audits and complete annual reporting.
  • Resident Relations
    • Foster a true sense of community and maintain a positive customer service attitude.
    • Inspect move-ins/move-outs with residents; review notices to vacate to determine move-out causes.
    • Develop and implement policies to maintain resident communications (complaints, service requests, etc.).
  • Maintenance
    • Walk and inspect properties regularly; verify vacant apartment conditions.
    • Update make-ready board daily; coordinate with maintenance for timely reconditioning after move-out.
    • Oversee vendor/contractor communications regarding schedule, billing, and insurance certificates.
    • Monitor all maintenance activities.
  • Marketing/Leasing
    • Conduct market surveys, provide trend reports, monitor competition and market conditions.
    • Show property to prospective residents and handle incoming inquiries and paperwork.
    • Stay informed on market trends via trade publications and professional groups.
  • Safety and Risk Management
    • Report liability and property incidents; manage workers’ compensation claims.
    • Know Thrive and property-specific safety policies (water intrusion, mold, etc.).
    • Complete safety checklists with maintenance staff and lead monthly safety meetings.
  • General
    • Operate in accordance with company policies and procedures.
    • Perform other duties as assigned by the Regional Manager.

Desired Skills & Experience

  • 3+ years of experience in property management or equivalent
  • 6+ months supervisory experience with demonstrated leadership
  • Certified Apartment Manager (CAM) preferred
  • High School Diploma or equivalent preferred
  • Experience with Yardi/CRM and On-Site preferred
  • History of accuracy in reporting and budget oversight
  • Experience in daily pricing and adapting to market trends

Physical Requirements

  • Ability to stand and walk or sit as needed; estimated 60% on feet, 40% at a desk
  • Constant need to type, write, and grip (computer and phone work)
  • Occasional bending, stooping, squatting, climbing stairs, pushing/pulling, and reaching above shoulder
  • Ability to lift/move/push/pull up to 25 lbs occasionally; 20 lbs frequently
