Location: The Crossing at Barry Road Apartments - Kansas City, MO
Job Type: Full Time 30-40 hours per week | Education: Not Specified | Salary: $80,000.00 - $90,000.00 | Travel: Up to 25% | Shift: Day, Monday - Friday
Role Overview
As the Community Manager III, you’ll oversee successful day-to-day operations (financial, administrative, sales, marketing, and maintenance) of the community while ensuring company standards are achieved and excellent customer service is delivered. Exhibits strong commitment to the service needs of the internal and external customer. Represents the company in a professional and courteous manner.
Key Responsibilities
- Regularly inspects the property to ensure company standards are met; establishes property compliance with safety, industry, and city/state/federal regulations to ensure safe and stable operation; identifies areas for improvement and offers suggestions to improve efficiency, productivity, and profitability.
- Gathers, analyzes and interprets current market and economic trends and implements marketing and leasing strategies to achieve occupancy and revenue goals; monitors data to provide up-to-date information as requested.
- Develops resident retention strategies; communicates with residents and responds to service issues in a timely manner; monitors resident satisfaction to ensure a positive living experience.
- Manages and coordinates repairs and maintenance requests; verifies, inspects, and confirms status of vacant units; oversees preventative maintenance programs per BH guidelines.
- Partners with Regional Manager to create operating income/expense budgets; ensures budgeting guidelines and financial systems are followed; processes payables and purchase orders timely and accurately; monitors vendor statements.
- Reviews monthly income and expense reports; coordinates revenue collection following lease obligations and policy; prepares property operation reports (petty cash, variance, leasing, renewal, financial).
- Hires, trains, supervises, develops, and mentors property staff; conducts performance evaluations and corrective action as needed.
- Other duties as assigned.
You Have
- 5+ years of property management experience managing 500+ units and/or multiple communities totaling 500+ units
- Ability to travel via car or plane on an average of 20% of the time
- Advanced MS Office Word/Excel and computer technology skills
- Strong written and verbal communication skills
- Prior leadership experience required
- High School or GED; some college preferred
- State leasing license or ability to obtain required license(s) where required by law
Work Schedule: Monday-Friday (schedule may vary)
