Responsibilities

  • Provide leadership and direction to all staff at the property, manage, coordinate and oversee all phases of property operations, including budget preparation and control, property maintenance, unit leasing and collections, and financial and administrative reporting.
  • Ensure properties are maintained in good physical condition with stable fiscal operation and that residents experience a clean and well-maintained community.
  • Manage, direct, train and supervise all employees assigned to the property; assess critical or emergency situations and make sound decisions when management support is not immediately available.
  • Hire (for open positions approved by the Regional Property Manager), train, conduct performance evaluations, and handle disciplinary actions in accordance with company policy.
  • Establish staff schedules, assign office and maintenance duties, and approve time-off requests.
  • Train staff in safety procedures and report accidents and emergencies to appropriate personnel.
  • Design and execute marketing campaigns for leasing, conduct property tours, process leases and related forms, and stay informed about market conditions to remain competitive and compliant with laws.
  • Ensure residents meet eligibility requirements established by applicable agencies; address non-compliance issues promptly.
  • Assist in annual budget preparation and maintain accurate financial records, including payroll, deposits, and cash controls; maintain vacancy information reports as required.
  • Supervise outside contractors, negotiate contracts, and ensure timely completion of work.
  • Coordinate move-ins/outs, inspections, and agency inspections; collaborate with residents and service providers to address issues and improve the community.
  • Comply with Company policies and procedures and continually inspect property for deficiencies, implementing improvements as needed.
  • Obtain required certifications or licenses within the first year of employment and stay compliant with laws affecting leasing; maintain required certifications as applicable.
  • Perform other duties as assigned.

Qualifications

Required Experience: Two or more years’ experience in multi-family residential property management, preferably with direct supervision of employees. Multi-family residential leasing experience is required. Accredited Resident Manager or similar designation preferred. Accounting/financial and administrative background preferred.

Required Education/Training: Tax Credit, Section 8 and/or Public housing experience preferred. High School Diploma or equivalent required. Two or more years of college preferred. Required certifications or licenses preferred, or the ability to obtain within one year required.

Required Skills And Abilities: Professional appearance and the ability to resolve conflicts in a professional manner. Excellent organizational skills with attention to detail and the ability to keep accurate financial records. Must possess valid driver’s license, driving record and vehicle (exceptions may apply).

Working Conditions

  • Primarily an office environment, but occasional visits to units and property inspections; may involve climbing stairs in multi-story facilities and exposure to cleaning solvents, paint fumes, and landscaping chemicals.
  • Evening and weekend work may be required, as well as on-call responses to emergencies or maintenance situations.

Salary Range and Benefits

The salary range is $60,000-$65,000 annually. The range reflects targeted base salary; actual pay is determined by location, skills, experience, and education. Benefits include medical, dental, vision, prescription coverage, generous paid time off, a 401(k) plan with company match, and eligibility for Michaels Employee Scholarship Program.
