Essential Duties & Responsibilities
Financial Management
- Responsible for posting all payments and income received from all applicants, current residents, and non-current residents accurately and timely.
- Process and reconcile daily accounts receivable; monitor and follow up on bad debt, including late notices, resident and guarantor contact, and evictions.
- Assist the property in meeting budgeted revenues, expenses, and Net Operating Income.
- Post charges to resident and non-current resident accounts and bill back utilities where applicable.
- Perform end-of-month closing procedures and reporting; maintain accurate and organized records; audit resident files for accuracy.
- Walk units, post move-out charges, statements, and security deposit refunds.
Personnel Management
- Regular/daily onsite attendance is required.
- Screen, hire, train, coach, and develop onsite staff using consistent techniques and company directives.
- Ensure staff effectiveness through ongoing training, coaching, counseling, and guidance in compliance with Asset training benchmarks; promote harmony and quality job performance.
- Ensure staff compliance with company policies and procedures.
- Strategic leasing management; ensure leasing techniques are effective for closure, follow-up, signing/documentation of leases, and reporting systems are accurate and up to date.
- Implement marketing strategies and systems per the annual marketing plan; handle resident complaints and requests to ensure satisfaction.
- Develop and implement resident retention programs (e.g., resident functions, promotions, monthly newsletter).
- Show, lease, and move in prospective residents.
Administrative Management
- Manage excellent customer service and monitor maintenance service request turnaround and responsiveness.
- Maintain property appearance; conduct regular inspections and ensure timely repairs.
- Assist with supervision of all business functions related to operations.
- Plan for and utilize property resources, equipment, and supplies economically (e.g., obtain bids, manage vendors, address service issues).
Education/Experience
- High School Diploma or equivalent; Bachelor’s degree preferred or two years in housing, or one to two years related experience; or an equivalent combination of education and experience.
- Ability to perform onsite software functions; basic computer skills required.
- Basic knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
- Regularly seated or standing for extended periods; communicate with others; operate in various environments; occasional climbing, lifting up to 25 lbs, and other physically demanding tasks as needed; ability to work overtime, weekends, and emergencies.
