Overview
ASSISTANT COMMUNITY MANAGER The Assistant Community Manager is responsible for overseeing, under the supervision of the Community Manager, the everyday operations and financial functions of the housing community.
As the Assistant Community Manager, you will play a vital role in delinquency and collection of rent to optimize the property's cash flow and financial position. As an onsite leader, you will supervise all aspects of the property and staff to ensure compliance with the company\'s policies and procedures, safety and fair housing guidelines, and liability concerns.

Essential Duties & Responsibilities
Financial Management
- Post all payments and income received from all applicants, current residents, and non-current residents accurately and timely.
- Process and reconcile daily all accounts receivable.
- Monitor and follow up on bad debt, including late notices, resident and guarantor contact, and evictions.
- Help the property meet budgeted revenues, expenses, and Net Operating Income.
- Post charges to resident and non-current resident accounts; include billback of utilities where applicable.
- Perform end-of-month closing procedures and reporting.
- Maintain accurate and organized records; audit resident files for accuracy.
- Walk units and post move-out charges, statements, and security deposit refunds.
Personnel Management
- Regular/daily onsite attendance is required.
- Screen, hire, train, coach, and develop onsite staff using consistent techniques and company directives.
- Ensure staff effectiveness through ongoing training, coaching, and guidance in compliance with Asset training benchmarks.
- Promote harmony and quality job performance through support and effective leadership.
- Ensure staff compliance with company policies and procedures.
- Strategic leasing management; ensure leasing techniques achieve closures, follow-up procedures, lease signing/documentation, and accurate reporting systems.
- Implement marketing strategies and systems from the annual marketing plan.
- Address resident complaints, concerns, and requests to ensure satisfaction.
- Develop and implement resident retention programs (e.g., functions, promotions, newsletter).
- Show, lease, and move in prospective residents.
Administrative Management
- Manage excellent customer service and monitor maintenance service request turnaround and responsiveness.
- Maintain property appearance and ensure timely repairs through regular inspections and tours.
- Assist with supervision of all business functions related to operations.
- Plan for and utilize property resources, equipment, and supplies efficiently (e.g., obtain bids/pricing from vendors, address inadequate service).
Education/Experience
- High School Diploma or Equivalent; Bachelor\'s degree preferred or two years in the housing industry; or one to two years related experience and/or training; or equivalent combination of education and experience.
- Ability to understand and perform onsite software functions; basic computer skills required.
- Basic knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
- Office/field duties requiring standing or sitting for prolonged periods; ability to communicate clearly; repetitive motions; ability to work overtime, weekends, and emergencies as needed.
- Frequent movement about the property; occasional ladder/climb requirements; ability to lift and move up to 25 lbs; ability to work in various environments including outdoor conditions.
Salary Range: $26 per hour to $28 per hour
