Job Responsibilities
- Financial Oversight: Assist in the formulation of budgets; stay within established budget guidelines; ensure rents are collected, deposits are made, and reported in appropriate systems; perform evictions/utility cut-offs as required; ensure invoices are submitted for timely payment; complete month-end procedures and reports; reconcile and safeguard the property credit card.
- Personnel & Leadership: Hire, train, supervise, motivate, and if needed terminate on-site staff with leadership and HR guidance; conduct ongoing training; provide leadership, coaching, recognition and build professional relationships.
- Administrative/Office/Compliance: Maintain lease files in compliance with applicable programs; manage office opening and condition; attend quarterly corporate meetings; maintain and submit management reports; prepare for audits and annual reporting.
- Resident Relations: Foster a sense of community; maintain positive customer service; conduct move-in/move-out inspections; assess notices to vacate; implement resident communications policies.
- Maintenance: Inspect property regularly; coordinate with maintenance staff to recondition apartments; oversee vendor/contractor communications; monitor maintenance activities.
- Marketing/Leasing: Conduct market surveys; greet and show property to prospective residents; handle inquiries and paperwork; stay aware of market trends.
- Safety and Risk Management: Report incidents and workers' compensation claims; follow safety policies; conduct safety checklists and monthly safety meetings.
- General: Perform duties per company policies and any additional tasks as assigned.
Qualifications & Skills
- 3+ years of experience in property management or equivalent
- 6+ months supervisory experience with strong leadership
- Certified Apartment Manager (CAM) preferred
- High School Diploma or equivalent preferred
- Experience with Yardi/CRM and On-Site preferred
- Strong budgeting and reporting accuracy
- Experience in daily pricing and responding to market trends

- English proficiency in reading, writing, speaking, and comprehension
Physical Requirements
- Ability to stand, walk, or sit as needed; approximately 60% standing, 40% sitting
- Constant typing, writing, and handling of phones/computers
- Occasional bending, stooping, climbing stairs, lifting up to 25 lbs (occasional) and 20 lbs (frequent)
