Community Manager
The Community Manager is responsible for overseeing the entire operations of a housing community under the supervision of the Regional Manager. You will manage all phases of operations, including personnel, leasing, maintenance, financial administration, and risk management. As an on-site leader, you will supervise all aspects of the property and staff to ensure compliance with Asset Living policies, safety and fair housing guidelines, and liability considerations.
Essential Duties & Responsibilities
- Personnel Management – supervise, hire, train, coach, and develop on-site staff; enforce performance expectations; schedule office and maintenance staff; address performance issues in line with company policies.
- On-site operations – ensure consistent application of company directives, daily attendance, and adherence to policies and procedures; promote high standards of service and teamwork.
- Financial Management – work to maximize net operating income, develop operating budgets/forecasts, monitor deposits, rent collections and charges, and oversee vendor invoicing and financial reporting.
- Strategic Leasing Management – develop and execute yearly marketing plans, implement leasing strategies, handle resident showings, leases, move-ins, and follow-up procedures; monitor retention programs.
- Administrative & Maintenance Management – ensure accurate leasing reporting, supervise emergency response, oversee maintenance service requests, regular property inspections, and timely repairs; manage resources and vendor relations.
- Quality and compliance – ensure compliance with company policies, safety standards, and fair housing guidelines; uphold liability management practices.
Qualifications
- High School Diploma or Equivalent; Bachelor’s degree preferred or four years’ experience in housing, or equivalent combination of education and experience.
- Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.
- Ability to perform on-site software functions; basic computer skills required; knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
- Regularly communicate with others; may require standing or sitting for extended periods; ability to work overtime, weekends, and nights for emergencies.
- Occasional lifting and physical tasks; ability to work in various environments and endure outdoor conditions.
License/Equipment
- Must have reliable transportation due to emergency on-call requirement.
Compensation and Benefits
At Asset Living, compensation decisions consider skills, experience, and certifications. Salary Range: $70,000 per year to $75,000 per year
