Responsibilities

  • Essential Duties & Responsibilities: oversee, under the supervision of the Community Manager, the everyday operations and financial functions of the housing community.
  • Delinquency and rent collection to optimize the property's cash flow and financial position.
  • Manage all phases of operations including personnel, leasing, maintenance, financial administration, and risk management in the absence of the Community Manager.
  • Supervise all aspects of the property and staff to ensure compliance with company policies, safety and fair housing guidelines, and liability considerations.
  • Financial Management: post payments and income from applicants, residents, and non-residents; process and reconcile daily receivables; monitor bad debt and send late notices; assist in meeting budgeted revenues, expenses, and NOI; post charges to accounts; perform end-of-month closing procedures; maintain organized records; perform unit walk-throughs and post move-out charges and refunds.
  • Personnel Management: maintain regular onsite attendance; screen, hire, train, coach, and develop onsite staff; ensure ongoing training and staff effectiveness; promote harmony and quality performance; ensure policy compliance; implement leasing strategies and marketing plans; handle resident complaints and retention initiatives; demonstrate effective leasing, showing, and move-ins.
  • Administrative Management: manage customer service and maintenance response times; maintain property appearance; supervise related business functions; plan utilization of property resources and obtain bids from vendors.

Education/Experience

  • High School Diploma or Equivalent; Bachelor’s degree preferred or two years in housing, or 1–2 years related experience; or equivalent combination.
  • Ability to perform onsite software functions; basic computer skills required.
  • Basic knowledge of Fair Housing Laws and OSHA requirements.

Physical Requirements

  • The employee must regularly remain in a stationary position, communicate with others, and perform repetitive motions; may involve climbing, lifting up to 25 lbs, and working in various environments including outdoor conditions.

Salary Range: $15 per hour to $16 per hour.
