Responsibilities
Financial Management
- Post all payments and income received from applicants, residents, and non‑current residents accurately, timely, and efficiently.
- Process and reconcile daily accounts receivable.
- Monitor and follow up on bad debt, including preparation of late notices, resident and guarantor contact, and filing evictions.
- Help the property meet budgeted revenues, expenses, and Net Operating Income.
- Post all charges to resident and non‑current resident accounts, including billbacks of utilities where applicable.
- Perform all end‑of‑month closing procedures and reporting.
- Maintain accurate records and audit resident files for accuracy.
- Walk units and post all move‑out charges, statements, and security deposit refunds.
Personnel Management
- Require regular/daily onsite attendance.
- Screen, hire, train, coach, and develop onsite staff using consistent techniques and company directives.
- Ensure staff effectiveness through ongoing training, coaching, counseling, and guidance in compliance with Asset training benchmarks.
- Promote harmony and quality job performance of staff through support and effective leadership.
- Ensure staff compliance and consistency with company policies and procedures.
- Manage leasing techniques to achieve closure, follow‑up procedures, and accurate lease documentation.
- Implement marketing strategies and systems outlined in the annual marketing plan.
- Handle resident complaints, concerns, and requests to ensure resident satisfaction.
- Develop and implement resident retention programs such as resident functions, special promotions, and monthly newsletters.
- Effectively show, lease, and move in prospective residents.
Administrative Management
- Manage excellent customer service and monitor service request turnaround and responsiveness of maintenance staff.
- Maintain property appearance and ensure repairs are completed promptly through regular inspections and tours.
- Assist with supervision of all business functions related to operations.
- Plan for and utilize property resources, equipment, and supplies economically, obtaining bids/pricing from vendors and suppliers.
Education and Experience
- High School Diploma or Equivalent; Bachelor’s degree preferred or two years experience in the housing industry.
- Basic knowledge of Fair Housing Laws and OSHA requirements.
- Ability to understand and perform all onsite software functions and basic computer skills.
Physical Requirements
- Remains in a stationary position, often standing or sitting for prolonged periods.
- Move between work sites, ascend/descend ladders, stairs, scaffolding, and ramps. Work in confined and overhead positions.
- Lift and place objects up to 25 lbs., drive motor vehicles or golf carts, and work overtime, weekends, or night hours as needed.
Compensation and Benefits
The Base Salary Range is $25 per hour to $25 per hour.
