Community Manager at Thrive Communities. Salary: $80,000 - $82,500 per year. Schedule: Full-time; Monday - Friday; 8am - 5pm.

Responsibilities

  • Financial Oversight: Assist in the formulation of budgets; stay within established budget guidelines; ensure rents are collected on time and posted; handle bank deposits and reporting; perform evictions, utility cut-offs, and landlord liens as needed on delinquent rents; ensure invoices are submitted and approved; complete month-end procedures and reports; safeguard and reconcile the property credit card in accordance with policies.
  • Personnel & Leadership: Hire, train, supervise, motivate, discipline (with appropriate documentation) and terminate on-site staff as needed; conduct onboarding and annual performance reviews; manage timesheets and policy guidance; provide ongoing training and develop strong professional relationships within the team.
  • Administrative/Office/Compliance: Maintain current lease files in compliance with applicable programs; manage office opening and performance; attend corporate management meetings; maintain and submit management activity reports; prepare for audits and annual reporting.
  • Resident Relations: Foster a sense of community; maintain positive customer service; conduct inspections with residents; review notices to vacate and communicate policies to residents.
  • Maintenance: Regular property inspections; coordinate with maintenance to recondition vacated units; oversee vendor/contractor communications and safety documentation; monitor maintenance activities.
  • Marketing/Leasing: Conduct market surveys; assist in showing property to prospective residents; handle inquiries and paperwork; stay informed of market trends and conditions.
  • Safety and Risk Management: Report incidents; handle workers’ compensation processes; adhere to safety policies; conduct safety checklists and monthly safety meetings.
  • General: Conduct business in accordance with company policies; perform additional duties as assigned.

Qualifications

  • 3+ years of experience in property management or equivalent.
  • 6+ months supervisory experience with demonstrated leadership.
  • Certified Apartment Manager (CAM) preferred.
  • High School Diploma or equivalent preferred.
  • Experience with Yardi/CRM and On-Site preferred.
  • Proven accuracy in reporting and budget oversight.
  • Experience in daily pricing and adapting to changing market demands/trends.

  • Proficient in Microsoft Word, Outlook and Excel.

Physical Requirements

  • Ability to stand and walk or sit as needed; approximate 60% standing, 40% sitting.
  • Typing, writing, and computer use; occasional bending, stair climbing, lifting up to 25 lbs (occasional) and up to 20 lbs frequently.
