Thrive Communities is seeking a Community Manager in Redmond, OR. Salary: $68,000 - $75,000 per year. Schedule: Full-time; Monday - Friday; 9am - 6pm. Responsibilities

  • Financial Oversight: Assist in budget formulation; stay within budget guidelines; ensure rents are collected and posted timely; perform evictions/utility cut-offs as required; ensure invoices are submitted for timely payment; complete month-end procedures and reports; safeguard and reconcile the property credit card.
  • Personnel & Leadership: Hire, train, supervise, motivate, discipline and terminate on-site staff with HR guidance; conduct ongoing training; provide leadership and build strong professional relationships.
  • Administrative/Office/Compliance: Maintain current lease files in compliance with applicable programs; ensure office readiness; attend corporate management meetings; maintain records and submit reports; prepare for audits and annual reporting.
  • Resident Relations: Foster a sense of community; maintain positive customer service; conduct move-in/move-out inspections; review notices to vacate; implement resident communications policies.
  • Maintenance: Inspect property and vacancies; coordinate with maintenance staff on reconditioning; oversee vendor/contractor communications and safety certificates; monitor maintenance activities.
  • Marketing/Leasing: Conduct market surveys; show property to prospective residents; handle inquiries and paperwork; stay aware of market conditions and trends.
  • Safety and Risk Management: Report incidents; manage workers’ compensation where applicable; uphold safety policies and conduct monthly safety checks.
  • General: Conduct business per company policies; perform additional duties as assigned.

Qualifications

  • 3+ years of experience in property management or equivalent.
  • 6+ months of supervisory experience with strong leadership.
  • Certified Apartment Manager (CAM) preferred.
  • High School Diploma or equivalent preferred; experience with Yardi/CRM and on-site operations preferred.
  • Proven accuracy in reporting and budget oversight; experience with daily pricing and market trend adaptation.
