Position: Community Manager
Responsibilities
- Oversee the entire operations of a housing community under the supervision of the Regional Manager.
- Manage all phases of operations, including personnel, leasing, maintenance, financial, administration & risk management.
- Supervise all aspects of the property and staff to ensure compliance with Asset Living policies and procedures, safety and fair housing guidelines, and liability concerns.
- Promote harmony and quality job performance of staff through leadership, training, coaching, and development.
- Ensure staff compliance and consistency with company policies and procedures.
- Develop yearly operating budgets/forecasts and monitor deposits, rent collections, and charges for timely submission.
- Monitor the timely receipt, reconciliation, and coding of all vendor invoices; ensure property closeout and accurate financial reports.
- Develop yearly marketing plans and utilize marketing strategies and systems; ensure effective leasing techniques and reporting are up to date.
- Address resident complaints, concerns, and requests to ensure resident satisfaction; develop and implement resident retention programs.
- Show, lease, and move in prospective residents; ensure timely lease execution and documentation.
- Plan and manage administrative & leasing reporting, emergency response, and maintenance service levels; supervise maintenance staff and ensure timely repairs and property appearances.
- Utilize property resources efficiently, obtain bids from vendors, and supervise on-site construction and rehabilitation activities to ensure quality and expediency.
- Provide direction to and monitor maintenance, construction, and rehabilitation activities to ensure quality and expediency.
Qualifications
- High School Diploma or equivalent; Bachelor’s degree preferred or four years’ experience in the housing industry; or one to two years related experience and/or training; or equivalent combination of education and experience.
- Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.
- Ability to understand and perform all on-site software functions; basic computer skills required.
- Must have basic knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
- Regularly communicate with others, sit/stand for periods, work overtime, weekends, and night hours (emergencies).
- Movements requiring standing, walking, and light to moderate lifting as needed; occasional ascent/descent of ladders, stairs, and ramps; ability to work in various environments and temperatures; may work in confined spaces and outdoors.
License/Equipment
- Must have reliable transportation due to the emergency on-call requirement.
Compensation & Benefits
At Asset Living, compensation decisions consider factors such as skill set, background, and certifications. Full-time employees receive paid sick days and company holidays.
Salary Range
$23 per hour to $26 per hour
