Assistant Community Manager
The Assistant Community Manager oversees the everyday operations and financial functions of the housing community, under the supervision of the Community Manager. The role includes managing personnel, leasing, maintenance, financial, administrative, and risk management tasks in the Community Manager’s absence.
Essential Duties & Responsibilities
Financial Management
- Post all payments and income accurately and promptly.
- Reconcile daily account receivables.
- Monitor and follow up on bad debt, including preparation of late notices, resident and guarantor contact, and filing evictions.
- Help the property meet budgeted revenues, expenses, and Net Operating Income.
- Post charges to resident accounts and handle utility billbacks.
- Perform end‑of‑month closing procedures and reporting.
- Maintain accurate records and audit resident files.
- Walk units, record move‑out charges, statements, and security deposit refunds.
Personnel Management
- Regular onsite attendance required.
- Screen, hire, train, coach, and develop onsite staff.
- Provide ongoing training, coaching, and guidance in compliance with company standards.
- Ensure staff performance and compliance with policies.
- Implement effective leasing techniques and reporting systems.
- Execute marketing strategies per annual plan.
- Handle resident complaints and requests to ensure satisfaction.
- Develop resident retention programs.
- Show, lease, and move‑in prospective residents.
Administrative Management
- Deliver excellent customer service and monitor maintenance response times.
- Maintain property appearance and complete repairs promptly.
- Assist in supervising all business functions related to operations.
- Plan and utilize property resources economically, including vendor procurement.
Education / Experience
- High School Diploma or equivalent; Bachelor’s degree preferred.
- Two years in the housing industry, or equivalent combination of education and experience.
- Basic computer skills and understanding of onsite software functions.
- Knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
- Standing or sitting for prolonged periods, repeating wrist and hand motions.
- Moving between work sites, ascending/descending ladders, scaffolding, and ramps.
- Operating machinery, motor vehicles, and golf carts; lifting objects up to 25 lb.
- Working in varied environments, including confined spaces, overhead positions, and at temperatures outside comfort zones.
- Possibility of overtime, weekends, night hours, and emergency work.
Salary Range: $22–$24 per hour
