Assistant Community Manager
The Assistant Community Manager reports to the Community Manager and oversees day‑to‑day operations and financial functions of the housing community. The role focuses on rent collection, cash‑flow optimization, personnel management, leasing, maintenance, and compliance with company policies and housing regulations.
Essential Duties & Responsibilities
- Process and reconcile all payments and income from residents and applicants; handle account receivables and monitor bad debt.
- Prepare and execute late notices, resident and guarantor contact, and eviction filings when necessary.
- Assist the property in meeting budgeted revenues, expenses, and Net Operating Income.
- Post all charges to resident and non‑resident accounts, including utility bill backs where applicable.
- Perform end‑of‑month closing procedures and reporting.
- Maintain accurate records; audit resident files to ensure completeness.
- Walk units and post all move‑out charges, statements, and security deposit refunds.
- Attend regularly onsite; screen, hire, train, coach, and develop onsite staff.
- Ensure staff effectiveness through ongoing training, coaching, and counseling, complying with Asset Training Benchmarks.
- Promote harmony and high job performance through supportive leadership.
- Enforce employee compliance with company policies and procedures.
- Ensure leasing techniques achieve closures, follow‑up, lease documentation, and reporting accuracy.
- Implement marketing strategies per the annual marketing plan.
- Address resident complaints, concerns, and requests to ensure satisfaction.
- Develop and implement resident retention programs (activities, promotions, newsletters).
- Effectively show, lease, and move in prospective residents.
- Provide excellent customer service; monitor maintenance request turnaround.
- Maintain property appearance; ensure repairs and property inspections are completed timely.
- Assist in supervising all business functions related to operations.
- Plan and utilize property resources, equipment, and supplies economically.
Education & Experience
- High School Diploma or equivalent; Bachelor’s degree preferred or two years in the housing industry (or equivalent combination of education and experience).
- Basic computer skills; ability to understand and perform all onsite software functions.
- Knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
- Regular standing or sitting for prolonged periods; repetitive wrist, hand, or finger motions.
- Frequent movement between work sites; ascent/descent of ladders, stairs, scaffolds, ramps, and step stools.
- Capacity to reach, adjust, and lift objects up to 25 lbs., including operating machinery or power tools.
- Ability to work overtime, weekends, and night hours (emergencies); work in small/closed spaces, varied temperatures, and outdoors under wind and precipitation.
Benefits

Compensation is $18–$20 per hour, which may be adjusted based on qualifications and experience.
