Community Manager

The Community Manager is responsible for overseeing the entire operations of a housing community under the supervision of the Regional Manager. Responsibilities include personnel, leasing, maintenance, financial, administrative and risk management.

Essential Duties & Responsibilities

  • Personnel Management
  • Regular/daily onsite attendance required.
  • Screens, hires, trains, coaches, and develops on‑site staff using consistent techniques and company directives.
  • Ensures staff effectiveness through ongoing training, coaching, counseling, and guidance in compliance with Asset training benchmarks.
  • Creates weekly/daily office and maintenance staff schedules and assignments.
  • Documents performance issues, communicates with HR and supervisor, and initiates termination when necessary.
  • Promotes harmony and quality of staff job performance via effective leadership.
  • Ensures staff compliance with company policies and procedures.
  • Financial Management
  • Achieves highest possible net operating income through effective cost control and revenue & leasing improvement; identifies trends and recommends strategies and adjustments.
  • Develops yearly operating budgets/forecasts.
  • Monitors timely receipt, reconciliation, and coding of deposits, rent collections, and vendor invoices.
  • Ensures property closeout and accurate ownership financial reports.
  • Strategic Leasing Management
  • Develops yearly marketing plan and utilizes marketing strategies and systems.
  • Ensures effective leasing techniques, follow‑up procedures, lease documentation, and reporting systems are accurate and up‑to‑date.
  • Manages resident complaints, concerns, and requests to ensure resident satisfaction.
  • Develops and implements resident retention programs.
  • Shows, leases, and moves in prospective residents.
  • Administrative & Maintenance Management
  • Ensures accurate, complete, and timely reporting of administrative and leasing data.
  • Leads emergency response for the property in compliance with company guidelines.
  • Maintains excellent customer service and monitors service‑request turnaround.
  • Maintains property appearance and ensures timely repairs.
  • Plans for and utilizes property resources, equipment, and supplies economically.
  • Directs and monitors maintenance, construction, and rehabilitation activities to ensure quality and expediency.

Education & Experience

  • High School Diploma or equivalent; bachelor’s degree preferred or four‑year experience in the housing industry; or one to two years related experience and/or training; or equivalent combination of education and experience.
  • Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.
  • Ability to understand and perform all on‑site software functions; basic computer skills required.
  • Must have basic knowledge of Fair Housing Laws and OSHA requirements.

Physical Requirements

  • Requires frequent communication, repetitive motions of wrists, hands, and fingers; overtime, weekends, nights, and emergencies may be required.
  • Requires standing or sitting for prolonged periods and moving between work sites.
  • May require ascending/descending ladders, stairs, scaffolding, steps, and working in tight or confined spaces; lifting and moving objects up to 25 lb; operating machinery or motor vehicles; exposure to extreme temperatures and hazardous chemicals.

License/Equipment

  • Must have reliable transportation due to the emergency on‑call requirement.

Salary Range

$58,000 – $65,000 per year.
