Essential Duties & Responsibilities

  • Personnel Management
    • Recruit, hire, train, coach, and evaluate on‑site staff.
    • Develop weekly schedules and assignments.
    • Handle performance issues and document outcomes.
  • Financial Management
    • Achieve net operating income targets through cost control and revenue improvement.
    • Prepare annual operating budgets and forecasts.
    • Reconcile rent collections, vendor invoices, and financial reports.
  • Strategic Leasing Management
    • Develop and implement marketing plans.
    • Ensure accurate lease documentation and resident retention programs.
    • Handle resident complaints and ensure high satisfaction.
  • Administrative & Maintenance Management
    • Monitor service requests and maintenance turnaround.
    • Ensure property appearance and timely repairs.
    • Lead emergency response and coordinate with staff, residents, and contractors.

Education & Experience

  • High School Diploma or equivalent; bachelor’s degree preferred or four years in the housing industry.
  • Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.
  • Basic computer skills and proficiency with on‑site software.
  • Knowledge of Fair Housing Laws and OSHA requirements.

Physical Requirements

  • Regular communication and repetitive wrist, hand, or finger motions.
  • Standing, sitting, or walking for prolonged periods and occasional ladder use.
  • Ability to lift and move objects up to 25 lbs and operate equipment such as power tools and golf carts.

License & Equipment

  • Reliable transportation for emergency on‑call duties.

Salary Range: $28 per hour to $29 per hour.
