Essential Duties & Responsibilities
Personnel Management
Recruit, hire, train, coach, and evaluate on‑site staff.
Develop weekly schedules and assignments.
Handle performance issues and document outcomes.
Financial Management
Achieve net operating income targets through cost control and revenue improvement.
Prepare annual operating budgets and forecasts.
Reconcile rent collections, vendor invoices, and financial reports.
Strategic Leasing Management
Develop and implement marketing plans.
Ensure accurate lease documentation and resident retention programs.
Handle resident complaints and ensure high satisfaction.
Administrative & Maintenance Management
Monitor service requests and maintenance turnaround.
Ensure property appearance and timely repairs.
Lead emergency response and coordinate with staff, residents, and contractors.
Education & Experience
High School Diploma or equivalent; bachelor’s degree preferred or four years in the housing industry.
Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.
Basic computer skills and proficiency with on‑site software.
Knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
Regular communication and repetitive wrist, hand, or finger motions.
Standing, sitting, or walking for prolonged periods and occasional ladder use.
Ability to lift and move objects up to 25 lbs and operate equipment such as power tools and golf carts.
License & Equipment
Reliable transportation for emergency on‑call duties.
Salary Range: $28 per hour to $29 per hour.
