Responsibilities
- Oversee the entire operations of a housing community under the supervision of the Regional Manager.
- Manage all phases of operations, including personnel, leasing, maintenance, financials, administration and risk management.
- On-site leadership: supervise all aspects of the property and staff to ensure compliance with Asset Living policies, safety, fair housing guidelines, and liability concerns.
- Personnel Management: screen, hire, train, coach, and develop on-site staff; conduct ongoing training and performance management; schedule and assign work; address performance problems and document appropriately; terminate when necessary.
- Financial Management: achieve NOI through cost control and revenue/leasing improvements; develop yearly operating budgets/forecasts; monitor deposits, rent collections, and charges; ensure timely vendor invoice processing; ensure timely property closeout and accurate financial reports.
- Strategic Leasing Management: develop yearly marketing plans; implement marketing strategies; ensure effective leasing techniques, follow-up, documentation, and reporting; address resident complaints and requests; develop and implement resident retention programs.
- Administrative & Maintenance Management: ensure accurate and timely reporting; lead emergency response for the property; monitor service request turnaround; maintain property appearance and timely repairs; plan resources and obtain bids from vendors and contractors; supervise maintenance, construction, and rehabilitation activities to ensure quality and expediency.

Education/Experience
- High School Diploma or Equivalent; Bachelor’s degree preferred or four years’ experience in the housing industry, or 1-2 years related experience and/or training; or equivalent combination of education and experience.
- Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.
- Ability to understand and perform all on-site software functions; basic computer skills required.
- Must have basic knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
- Regularly communicate with others to exchange information; may require standing or sitting for extended periods; may require overtime, weekends, and night hours (emergencies).
- Occasionally ascend/descend ladders, stairs, and other structures; work in various environments; lift up to 25 lbs; operate tools and equipment; work outdoors in various weather conditions; exposed to hazardous chemicals.
License/Equipment
- Must have reliable transportation due to the emergency on-call requirement.
Salary
Salary Range: $72,000 per year to $75,000 per year
