The Community Manager

The Community Manager is responsible for overseeing the entire operations of a housing community under the supervision of the Regional Manager. In this on‑site leadership role you will manage all phases of the operation—personnel, leasing, maintenance, financial, administration, and risk management—to ensure compliance with Asset’s policies, safety and fair housing guidelines, and liability concerns.

Essential Duties & Responsibilities

  • Personnel Management: regular/daily onsite attendance is required; screen, hire, train, coach, and develop on‑site staff; maintain staff schedules and performance; promote harmony and quality job performance.
  • Financial Management: achieve net operating income through cost control and revenue improvement; develop yearly operating budgets; reconcile deposits, rent, and vendor invoices; ensure accurate property closings.
  • Strategic Leasing Management: develop yearly marketing plans, employ effective leasing techniques, manage resident complaints and retention programs, and perform leasing and move‑in tasks.
  • Administrative & Maintenance Management: oversee accurate administrative reporting, lead emergency response, monitor service request turnaround, maintain property appearance, manage resources and vendor contracts, and direct maintenance and rehabilitation activities.

Education / Experience

  • High School Diploma or equivalent; a Bachelor’s degree, four year’s housing industry experience, or one to two years of related training is preferred.
  • Valid Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) certification is preferred.
  • Basic computer skills and familiarity with on‑site software functions.
  • Knowledge of Fair Housing Laws and OSHA requirements.

Physical Requirements

  • Must communicate, repeat motions, assess work accuracy, and work overtime, weekends, and night hours (emergencies).
  • Must stand, sit, and move frequently; occasionally ascend ladders, stairs, or confined spaces; lift and move objects up to 25 lbs.; operate machinery or power tools; work in varying temperatures and outdoor conditions.

License / Equipment

  • Reliable transportation is required due to the emergency on‑call requirement.

At Asset Living, compensation decisions consider skill set, background, training, and certifications. The offer depends on the candidate’s experience and may include benefits such as medical, dental, vision, life, accidental, and disability insurance, a 401(k) with employer matching, commission and performance bonuses, paid sick days, and company holidays.

Salary Range: $65,000 per year to $70,000 per year
