Financial Management:
Post payments and income from applicants, residents, and non-residents; process and reconcile daily accounts receivable; monitor bad debt, issue late notices, contact residents/guarantors, and file evictions as needed; support budgeted revenues, expenses, and Net Operating Income; post charges to resident and non-resident accounts; bill back utilities where applicable; perform end-of-month closing procedures and reporting; maintain accurate records and audit resident files; inspect units and post move-out charges, statements, and security deposit refunds. Personnel Management:
Ensure regular onsite attendance; screen, hire, train, coach, and develop onsite staff; provide ongoing training and guidance in compliance with Asset training benchmarks; promote harmony and quality performance; ensure policy compliance; implement leasing management and ensure effective leasing techniques; execute marketing plans; handle resident complaints and retention programs; show, lease, and move-in prospective residents. Administrative Management:
Maintain excellent customer service; monitor service request turnaround and maintenance responsiveness; supervise business operations; manage resources, equipment, and supplies; obtain bids and manage vendor relations. Qualifications
High School Diploma or equivalent; Bachelor’s degree preferred or two years of housing industry experience; or equivalent combination of education and experience. Ability to perform onsite software functions; basic computer skills required. Basic knowledge of Fair Housing Laws and OSHA requirements. Physical Requirements
Regularly required to remain stationary; may be standing or sitting for extended periods; communicate with others; may perform repetitive motions. Move about the property and between worksites; ascend/descend ladders, stairs, and varying environments; lift and move up to 25 lbs; operate machinery, vehicles, or equipment as needed; work overtime, weekends, or nights for emergencies; may work in outdoor or adverse conditions and be exposed to chemicals. Salary
Salary Range: $25 per hour to $26 per hour. This job description is not all-inclusive and may be modified at any time. The employee may be asked to perform additional duties or responsibilities as needed.
