Community Manager

The Community Manager is responsible for overseeing the entire operations of a housing community under the supervision of the Regional Manager. As a Community Manager, you will manage all phases of the operations, including personnel, leasing, maintenance, financial, administration and risk management. You will supervise all aspects of the property and staff to ensure compliance with Asset’s policies and procedures, safety and fair housing guidelines, and liability concerns.

Essential Duties & Responsibilities

  • Personnel Management – Use consistent techniques and company directives to screen, hire, train, coach and develop on‑site staff.
  • Maintain daily onsite attendance and create weekly and daily staff schedules and assignments.
  • Address performance problems through documentation, communication with supervisors and HR, and, when necessary, termination.
  • Promote harmony and quality job performance of staff through support and effective leadership.
  • Ensure staff compliance and consistency with Company policies and procedures.
  • Financial Management – Achieve the highest possible net operating income through cost control and revenue and leasing improvement.
  • Develop yearly operating budgets and forecasts.
  • Reconcile deposits, rent collections and vendor invoices promptly.
  • Ensure property closeout is completed on time and ownership financial reports are accurate.
  • Strategic Leasing Management – Develop marketing plans, use marketing systems, and ensure leasing techniques are effective to secure leases and maintain accurate reporting.
  • Handle resident complaints and requests to ensure resident satisfaction.
  • Develop and implement resident retention programs.
  • Show, lease and move in prospective residents.
  • Administrative & Maintenance Management – Ensure reporting is accurate and submitted on a timely basis.
  • Lead emergency response and coordinate staff, residents, and buildings to minimize liability.
  • Monitor maintenance service request turnaround and staff responsiveness.
  • Maintain property appearance and prompt repairs through regular inspections.
  • Manage property resources, equipment and supplies efficiently and obtain vendor bids.
  • Oversee maintenance, construction and rehabilitation activities for quality and expediency.

Education/Experience

  • High School Diploma or equivalent; Bachelor’s degree preferred or four years experience in the housing industry; or one to two years related experience and/or training; or equivalent combination.
  • Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.
  • Basic computer skills and understanding of on‑site software functions.
  • Basic knowledge of Fair Housing Laws and OSHA requirements.

Physical Requirements

  • Regular communication with others; repetitive wrist, hand and finger motions; accurate and thorough work; ability to work overtime, weekends and night hours (emergencies).
  • Standing or sitting for prolonged periods; moving between work sites; ascending/descending ladders, stairs, scaffolding and other equipment.
  • Handling objects up to 25 lbs, operating machinery, power tools and motor vehicles.
  • Work in diverse environments including outdoors, small or enclosed spaces, and at extreme temperatures; exposure to hazardous chemicals.

License/Equipment

  • Reliable transportation is required due to the emergency on‑call requirement.

Salary Range: $80,000 per year to $105,000 per year
