Essential Duties & Responsibilities
- Personnel Management: regular onsite attendance, screening, hiring, training, coaching, counseling, and development of on-site staff; scheduling and performance management.
- Financial Management: achieve highest net operating income through cost control and revenue improvement; develop yearly operating budgets; oversee rent collections, vendor invoices, and property closeouts.
- Strategic Leasing Management: develop marketing plans, obtain leasing closure, handle resident complaints, implement retention programs, show and move in prospective residents.
- Administrative & Maintenance Management: accurate reporting, emergency response, customer service, property appearance, resource utilization, and oversight of maintenance/rehabilitation activities.
Education & Experience
- High School Diploma or equivalent; bachelor’s degree preferred or four-year experience in housing industry; or one‑to‑two years related experience and/or training.
- Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.
- Basic computer skills and knowledge of on-site software functions.
- Basic knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
- Frequent communication with others, repetitive wrist/hand movements, and the ability to work overtime, weekends, and nights.
- Standing or sitting for prolonged periods; moving between workstations.
- Occasional ladder, stair, or equipment use, lifting objects up to 25 lbs, operating machinery or vehicles, working in varied environmental conditions, and exposure to hazardous chemicals.
License/Equipment
- Must have reliable transportation due to emergency on‑call requirements.
Salary Range: $63,000 per year to $68,000 per year.
At Asset Living, a variety of factors are considered in compensation decisions, including skill set, background, training, certifications, and experience. The offer will depend on each candidate’s relevant experience for the role.
