Community Manager Responsibilities
Oversee all phases of community operations, including personnel, leasing, maintenance, financial management, administration, and risk management.
Manage on‑site staff through hiring, training, coaching, counseling, and performance improvement, ensuring compliance with company training benchmarks.
Schedule and assign staff duties, address performance issues, and coordinate with HR and regional leadership for staffing decisions.
Control operating costs and drive revenue by implementing effective cost‑control and leasing strategies, monitoring financial reports, and ensuring timely rent and vendor payments.
Develop yearly marketing plans, manage marketing systems, and execute leasing techniques to secure resident occupancy and satisfaction.
Address resident complaints, oversee resident retention programs, and ensure a high level of customer service and maintenance turnaround.
Coordinate emergency response, manage property appearance, and oversee supplies, budgeting, and construction projects to maintain quality and expediency.
Qualifications
High School Diploma or equivalent; Bachelor’s degree preferred or four years of experience in the housing industry.
Equivalent combination of education and experience acceptable.
Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.
Basic computer literacy, including proficiency with on‑site software and fair housing/OSHA regulations.
Physical Requirements
Requires frequent communication, repetitive hand and wrist motions, and ability to work overtime, weekends, or night hours during emergencies.
Must stand or sit for prolonged periods, move between worksites, and use ladders, stairs, or scaffolds while handling objects up to 25 lbs.
Must work in various environments, including outdoor settings, confined spaces, and temperatures that may pose hazards.
License & Equipment
Reliable transportation is required for on‑call emergency duties.
Compensation & Benefits
Salary Range: $60,000 to $76,000 per year. Asset Living offers a comprehensive benefits package that includes medical, dental, vision, life, accidental, and disability insurance, a 401(k) with employer matching, paid sick days, company holidays, and performance‑based bonuses when applicable.
