Assistant Community Manager

The Assistant Community Manager works under the supervision of the Community Manager to oversee everyday operations and financial functions. The role plays a vital part in rent delinquency and collection to optimize cash flow and financial position. In the absence of the Community Manager, the Assistant manages all phases of operations—including personnel, leasing, maintenance, financial, administration, and risk management—and ensures staff and property compliance with company policies, safety, fair housing guidelines, and liability concerns.

Essential Duties & Responsibilities

Financial Management

  • Post all payments and income received from applicants, current residents, and non‑current residents accurately, timely, and efficiently.
  • Process and reconcile all account receivables daily.
  • Monitor and follow up on bad debt, prepare late notices, contact residents and guarantors, and file eviction proceedings.
  • Help the property meet budgeted revenues, expenses, and Net Operating Income.
  • Post all charges to resident and non‑current resident accounts, including bill‑back of utilities where applicable.
  • Perform all end‑of‑month closing procedures and reporting.
  • Maintain accurate and organized records; audit resident files to ensure accuracy.
  • Walk units and post all move‑out charges, statements, and security deposit refunds.

Personnel Management

  • Regular and daily onsite attendance is required.
  • Screen, hire, train, coach, and develop onsite staff using consistent techniques and company directives.
  • Ensure staff effectiveness through ongoing training, coaching, counseling, and guidance in compliance with Asset training benchmarks.
  • Promote harmony and quality job performance of staff through support and effective leadership.
  • Ensure staff compliance and consistency with Company policies and procedures.
  • Strategic leasing management: ensure staff leasing techniques are effective in obtaining closure, follow‑up procedures, and accurate reporting.
  • Implement marketing strategies and systems put in place by the annual marketing plan.
  • Handle resident complaints, concerns, and requests to ensure resident satisfaction.
  • Develop and implement resident retention programs (e.g., resident functions, special promotions, monthly newsletter).
  • Effectively show, lease, and move in prospective residents.

Administrative Management

  • Manage excellent customer service and monitor service‑request turnaround and responsiveness of maintenance staff.
  • Maintain property appearance and ensure repairs are completed on a timely basis through regular property inspections and tours.
  • Assist with supervision of all business functions related to operations.
  • Plan for and utilize property resources, equipment, and supplies economically, including obtaining bids, pricing, and dealing with service issues.

Education & Experience

  • High‑school diploma or equivalent; Bachelor’s degree preferred, or two years experience in the housing industry, or one to two years related experience and/or training, or equivalent combination of education and experience.
  • Ability to understand and perform all onsite software functions; basic computer skills required.
  • Basic knowledge of Fair Housing Laws and OSHA requirements.

Physical Requirements

  • Regular standing or sitting for prolonged periods; communicate with others and repeat motions involving wrists, hands, and fingers.
  • Frequently move about to accomplish tasks or move from one work site to another.
  • Occasionally ascend/descend ladders, stairs, scaffolding, ramps, step stools; work in overhead and confined spaces; lift and place objects up to 25 lbs.
  • Operate machinery or power tools, motor vehicles and/or golf carts; work overtime, weekends, night hours (emergencies); work in small or enclosed spaces; traverse varying terrain; work in extreme temperatures; work outdoors in precipitation and wind; be exposed to hazardous chemicals.

At Asset Living, compensation decisions consider skill set, background, training, certifications, and relevant experience. Salary Range: $20 per hour to $24 per hour
