Community Manager The Community Manager is responsible for overseeing the entire operations of a housing community under the supervision of the Regional Manager. As a Community Manager, you will manage all phases of the operations—personnel, leasing, maintenance, financial, administration, and risk management. As an on‑site leader, you will supervise all aspects of the property and staff to ensure compliance with Asset’s policies and procedures, safety and fair housing guidelines, and liability concerns.
Essential Duties & Responsibilities
Personnel Management: Regular/daily onsite attendance is required; screen, hire, train, coach, and develop on‑site staff; conduct ongoing training, coaching, counseling, and guidance in compliance with Asset training benchmarks; complete weekly/daily office and maintenance staff schedules and assignments; handle performance issues, document, and, when necessary, terminate staff.
Financial Management: Achieve the highest possible net operating income through effective cost control, revenue, and leasing improvement; develop yearly operating budgets/forecasts; monitor the timely receipt and reconciliation of deposits, rent collections, charges, and vendor invoices; ensure property closeout is completed on time and financial reports are accurate.
Strategic Leasing Management: Develop yearly marketing plans and utilize marketing strategies and systems; ensure staff leasing techniques are effective; deal with resident complaints and requests to ensure resident satisfaction; develop and implement resident retention programs; show, lease, and move in prospective residents.
Administrative & Maintenance Management: Ensure all administrative and leasing reporting is accurate and submitted on time; head emergency team for the property; monitor service request turnaround and responsiveness of maintenance staff; maintain property appearance and complete repairs promptly; manage property resources, equipment, and supplies; give direction to maintenance, construction, and rehabilitation activities to ensure quality and expediency.
Education/Experience
High School Diploma or equivalent; Bachelor’s degree preferred or four years’ experience in the housing industry; or one to two years of related experience and/or training; or an equivalent combination of education and experience.
Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.
Proficiency in on‑site software functions and basic computer skills.
Basic knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
Regular communication with others; repeat motions involving wrists, hands, and fingers; ability to work overtime, weekends, and night hours as required.
Frequent stationary standing or sitting for prolonged periods; ability to move, ascend/descend ladders, stairs, scaffolding, or step stools; ability to lift and place objects up to 25 lbs.; operate machinery or power tools; identify and inspect objects in various environments; work in hot or cold temperatures; work outdoors in precipitation and wind; operate motor vehicles or golf carts; work safely in confined spaces.
License / Equipment
Must have reliable transportation due to the emergency on‑call requirement.
Salary Range: $50,000 per year to $60,000 per year.
