Community Leasing Specialist (LIHTC / Housing Experience Preferred)

Columbia Residential is looking for a Community Leasing Specialist to become part of our team. As a member of the Columbia Residential family, you will become an integral contributor to fulfilling the mission and vision of the company.
Position Summary The Community Leasing Specialist interacts directly with prospective and current residents by marketing, showing, and leasing apartment homes in a courteous and prompt manner.
Key Responsibilities
Prepare property for guests before opening according to procedures.
Lease apartments and sell products/services with a target closing ratio.
Assist with day‑to‑day operations: answer phone, take work orders, data entry, plan/host resident functions, community newsletter.
Conduct site tours for prospects, introducing community amenities and showing decorated model or vacant units.
Develop and implement excellent telephone, personal sales, and customer‑service techniques.
Design marketing campaigns, cold‑call businesses to generate hot leads, and decorate units to show status.
Maintain accurate inventory of available apartments, prospective and current resident lists, and renewal information.
Contact current residents to renew leases and negotiate rent increases.
Prepare lease documents, move‑in, and welcome packages; explain lease items to new and existing residents.
Conduct pre‑qualifications and rental verifications of prospective residents in accordance with company and housing rules and regulations.
Follow established policies and procedures for applicant qualification, screening, and acceptance.
Deliver resident gifts and assist with move‑in/move‑out procedures by inspecting units prior to move‑in to ensure cleanliness and rent‑readiness.
Education & Qualifications
High School Graduate or GED.
Associate’s degree or equivalent from a 2‑year college or technical school preferred.
Experience & Specialized Knowledge
Sales and Customer Service experience.
Property Management Software and LIHTC experience preferred.
Other Requirements
Complete in‑house training within the first 90 days.
Demonstrate passion for the work and a pleasant professional demeanor.
