Assistant Community Manager Overview
The Assistant Community Manager works under the supervision of the Community Manager to oversee everyday operations and financial functions of the housing community. The role is responsible for delinquency and rent collection, managing all phases of operations—including personnel, leasing, maintenance, finance, administration, and risk management—in the Manager’s absence. On‑site leadership includes supervising staff, ensuring compliance with company policies, safety, fair housing guidelines, and liability concerns.
Essential Duties & Responsibilities
- Finance: Post all payments and income; reconcile account receivables; monitor and follow up on bad debt; prepare late notices; help property meet budgeted revenues and expenses; post charges; complete end‑of‑month closing; maintain accurate records; walk units and post move‑out charges.
- Personnel Management: Attend on‑site daily; screen, hire, train, coach, and develop staff; provide ongoing training; promote staff performance; enforce company policies; manage leasing processes; implement marketing strategies; handle resident complaints; develop resident retention programs; show, lease, and move in prospective residents.
- Administrative Management: Manage customer service and maintenance request turnaround; maintain property appearance; supervise business functions; plan and utilize resources economically.
Education & Experience
- High School Diploma or equivalent; Bachelor’s degree preferred or two years housing industry experience; or one to two years related experience and/or training; or equivalent combination.
- Basic computer skills and understanding of on‑site software.
- Knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
- Regularly remain stationary, standing or sitting for prolonged periods; repetitive hand motions; assess work accuracy.
- Move between work sites; ascend/descend ladders, stairs; navigate confined spaces; lift objects up to 25 lbs; operate machinery, vehicles, and golf carts; work overtime, weekends, nights; operate in various temperatures and outdoor conditions.
Salary Range and Benefits
$23 per hour to $24 per hour.
Benefits include medical, dental, vision, life, accidental, and disability insurance, 401(k) with employer matching, and commission and performance bonuses (when applicable). Full‑time employees receive paid sick days and company holidays.
