Assistant Community Manager
As a member of the property team, the Assistant Community Manager supports the Community Manager in overseeing daily operations and financial functions of the housing community. The role involves managing delinquency, rent collection, personnel, leasing, maintenance, financials, administration, and risk management in the Community Manager’s absence.
Essential Duties & Responsibilities
Financial Management
- Post all payments and income from applicants and residents accurately and timely.
- Process and reconcile daily account receivables.
- Monitor and follow up on bad debt, including preparation of late notices, resident and guarantor contact, and filing evictions.
- Help the property meet budgeted revenues, expenses, and Net Operating Income.
- Post all charges to resident and non‑current resident accounts, including utility billbacks where applicable.
- Perform end‑of‑month closing procedures and reporting.
- Maintain accurate records and audit resident files for correctness.
- Walk units and post all move‑out charges, statements, and security deposit refunds.
Personnel Management
- Maintain regular onsite attendance.
- Screen, hire, train, coach, and develop onsite staff in accordance with company directives.
- Provide ongoing training, coaching, counseling, and guidance to ensure staff effectiveness.
- Promote harmony and quality performance through supportive leadership.
- Ensure staff compliance with company policies and procedures.
- Implement effective leasing techniques for lease closures and follow‑up.
- Maintain accurate leasing documentation and reporting systems.
- Implement marketing strategies and systems per the annual marketing plan.
- Address resident complaints, concerns, and requests to ensure satisfaction.
- Develop and implement resident retention programs, including functions, promotions, and newsletters.
- Show, lease, and move in prospective residents.
Administrative Management
- Provide excellent customer service and monitor maintenance staff response times.
- Maintain property appearance and ensure timely repairs via regular inspections.
- Assist in overseeing all business functions related to operations.
- Plan and utilize property resources, equipment, and supplies efficiently (e.g., obtaining bids, addressing service issues).
Education & Experience
- High School Diploma or equivalent; bachelor’s degree preferred or two years of housing industry experience; one to two years of related experience and/or training acceptable.
- Proficient with onsite software functions and basic computer skills.
- Basic knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
- Regular standing or sitting for prolonged periods; frequent movement between work sites.
- Occasional ladders, stairs, scaffolding, ramps, and confined spaces.
- Ability to move objects up to 25 lbs., lift, place, and operate machinery or power tools.
- Capability to work overtime, weekends, night hours, and in various weather conditions.
Compensation & Benefits
Compensation decisions consider skill set, background, training, certifications, and other factors. Successful candidates receive a comprehensive total rewards package including medical, dental, vision, life, accidental, and disability insurance, 401(k) with employer matching, and commission or performance bonuses where applicable. Full‑time employees also receive paid sick days and company holidays.
Salary Range: $20 per hour to $21 per hour
