Assistant Community Manager
The Assistant Community Manager works under the supervision of the Community Manager to oversee the day‑to‑day operations and financial functions of assigned housing communities. The role entails managing personnel, leasing, maintenance, administration, and risk management, ensuring compliance with company policies, safety regulations, and fair housing guidelines.
Essential Duties & Responsibilities
Financial Management
- Post all payments and income from residents and non‑current residents accurately and promptly.
- Process and reconcile daily account receivables.
- Track bad debt, issue late notices, and manage resident/ guarantor contact and eviction filings.
- Assist in meeting budget‑ed revenues and expenses, and Net Operating Income targets.
- Post all charges, including utility billbacks, to resident accounts.
- Handle end‑of‑month closing procedures and reporting.
- Maintain accurate records and audit resident files.
- Walk units to post move‑out charges, statements, and security deposit refunds.
Personnel Management
- Require regular or daily onsite attendance.
- Screen, hire, train, coach, and develop onsite staff according to company directives.
- Provide ongoing training, coaching, and counseling to enhance staff performance.
- Promote staff harmony and quality performance through supportive leadership.
- Ensure staff compliance with company policies and procedures.
- Oversee lease closing, follow‑up, and documentation of leases.
- Implement marketing strategies per the annual plan.
- Handle resident complaints and requests to maintain satisfaction.
- Develop and implement resident retention programs such as functions, promotions, and newsletters.
- Show, lease, and move in prospective residents.
Administrative Management
- Manage customer service and monitor maintenance response times.
- Ensure property appearance and complete repairs promptly through inspections.
- Supervise all business functions related to operations.
- Plan and utilize property resources, equipment, and supplies economically.
Education / Experience
- High School Diploma or equivalent; Bachelor’s degree preferred, or two years of housing industry experience; or one to two years related experience and/or training; or equivalent combination of education and experience.
- Basic computer skills and familiarity with onsite software functions.
- Basic knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
- Stationary work, standing or sitting for prolonged periods; repetitive wrist, hand, and finger motions.
- Required to move about the property and between work sites.
- Occasional ladder, stair, scaffolding, and equipment use; ability to lift objects up to 25 lbs.
- Work overtime, weekends, night hours (emergencies) and in various environmental conditions.
Salary Range
$20 per hour to $23 per hour.
