Position Overview

The Assistant Community Manager reports to the Community Manager and oversees daily operations, financial functions, and staff management for a residential community. This role plays a vital part in rent collection, financial performance, and resident satisfaction, acting as the primary onsite leader in the absence of the Community Manager.

Responsibilities

  • Financial Management
    • Post all payments, income, and charges accurately and promptly.
    • Reconcile daily accounts receivable and follow up on bad debt.
    • Prepare budgeted revenues, expenses, and Net Operating Income.
    • Manage end‑of‑month closing procedures and reporting.
    • Maintain accurate resident files and audit records.
  • Personnel Management
    • Provide onsite supervision, hiring, training, coaching, and performance evaluation of staff.
    • Ensure staff compliance with company policies, fair‑housing laws, and safety regulations.
    • Promote a positive work environment and effective leadership.
    • Coordinate leasing activities, including marketing, showings, lease execution, and resident retention programs.
  • Administrative Management
    • Deliver excellent customer service and manage maintenance request turnaround.
    • Maintain property appearance and oversee repair inspections.
    • Assist in supervising all operation‑related business functions.
    • Plan and manage property resources, equipment, and supplies efficiently.

Qualifications

  • High School Diploma or equivalent (Bachelor’s preferred).
  • At least two years of experience in the housing industry or related field.
  • Basic computer skills and proficiency with onsite software systems.
  • Knowledge of Fair Housing laws, OSHA requirements, and property management best practices.

Physical Requirements

  • Ability to stand or sit for prolonged periods and perform repetitive motions.
  • Frequency of moving around the property and accessing multiple work sites.
  • Occasional use of ladders, stairs, ramps, and lifting up to 25 lbs.
  • Capability to work in various weather conditions and confined spaces.

Compensation & Benefits

  • Hourly pay: $20 to $23 per hour.
