Community Manager
The Community Manager oversees all operations of a housing community under the supervision of the Regional Manager. Responsibilities include personnel, leasing, maintenance, financial, administrative, and risk management functions.
Essential Duties & Responsibilities
Personnel Management
Regular/daily on‑site attendance required
Screen, hire, train, coach, and develop on‑site staff
Provide ongoing training, coaching, and counseling in compliance with company benchmarks
Schedule office and maintenance staff
Document performance issues, communicate with supervisor and HR, and terminate when necessary
Promote harmony and quality performance through support and leadership
Ensure compliance with company policies and procedures
Financial Management
Maximize net operating income through cost control and revenue/leasing improvement
Develop yearly operating budgets and forecasts
Reconcile deposits, rent collections, and vendor invoices
Ensure accurate and timely property closeout and financial reports
Strategic Leasing Management
Develop yearly marketing plan and use marketing systems
Ensure effective leasing techniques and accurate documentation
Handle resident complaints and enhance satisfaction
Implement resident retention programs
Show, lease, and move in prospective residents
Administrative & Maintenance Management
Maintain accurate and timely administrative & leasing reporting
Lead emergency response team
Monitor maintenance service request turnaround
Ensure property appearance and repair completion through inspections
Optimize use of property resources and vendors
Direct maintenance, construction, and rehabilitation activities
Education / Experience
High School Diploma or equivalent; Bachelor's degree preferred or four years of industry experience – or one‑two years of related experience/training; or equivalent combination.
Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.
Proficient with on‑site software; basic computer skills required.
Knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
Regular communication with others, repetitive wrist/hand motions, ability to work overtime, weekends, and nights.
Standing or sitting for prolonged periods; moving between work sites.
Occasional ladder, stair, scaffolding, rack use; ability to lift up to 25 lbs., operate machinery or vehicles, work in extreme temperatures or confined spaces.
License / Equipment
Reliable transportation required due to emergency on‑call duties.
Compensation
Salary Range: $38.00 per year to $40.00 per year
