Assistant Property Manager - Northland Heights

Position Purpose

This safety–sensitive position is responsible for the overall operational and financial success of the residential property and exceeding resident service standards. Manage and develop residential staff for personal and professional growth and ensure high employee job satisfaction. The role requires accompanying designated office hours to maintain effective community operations.

Key Contributions

• Financial: Administer leasing procedures to meet/exceed budget, control expenses through inventory control and purchasing, accurately report payroll, prompt revenue collection, collect rent, initiate unlawful detainer process when necessary, and keep abreast of marketplace. Inspect each apartment unit during check‑in & check‑out, protect owners’ assets, and take appropriate deductions from deposits.
• Management, Recruiting & Staff Development: Interview and screen on‑site employees; train and motivate by communicating company philosophy, policies, and procedures. Conduct orientation, encourage continued education, retain staff, maintain positive employee relations, evaluate performance, promote teamwork, and empower staff toward common goals.
• Property Appearance/Upkeep: Maintain property in neat, clean, well‑maintained condition; meet preventative maintenance schedules. Inspect daily exterior and interior to ensure curb appeal and security procedures are followed.
• Customer Service: Maintain resident satisfaction, ensure on‑call availability for emergencies, prepare and process leasing forms, maintenance orders, rent collection, and reporting.
• Perform other duties as needed.

Position Requirements

Education: High school diploma or GED required. Bachelor’s degree in Marketing and/or business preferred.

Experience: One to three years of residential management or related experience or a combination of education and experience.

Physical & Cognitive: Ability to lift, push, and pull up to 40 pounds.

Driver requirements (if applicable):

• Valid driver’s license and acceptable motor vehicle record with company insurance carrier.
• Reliable means of transportation.
• Insurable at standard rates for driving.
• Proof of personal auto liability insurance when using vehicles for company business.
