Community Manager Responsibilities
Minimum of 2 years' experience with affordable housing programs, including LIHTC, HUD (Project Based Section 8, Section 236, PRAC, 811 PRA, USDA Rural Development, HCD, HOME Funds and Bonds).
Affordable Housing Accreditation (HCCP, HCP‑E, COS, BOS, TCS, CPO) or other applicable designations in affordable programs is preferred but not required.
Essential Duties & Responsibilities
Personnel Management: Regular/daily onsite attendance, screening, hiring, training, coaching, and developing on‑site staff.
Staff compliance: Ensure effectiveness through ongoing training, coaching, counseling, and guidance in compliance with Asset training benchmarks.
Scheduling: Complete weekly/daily office and maintenance staff schedules and assignments.
Performance Management: Address performance problems, document adequately, communicate with direct supervisor and HR, and terminate appropriately when necessary.
Financial Management: Achieve the highest possible net operating income through cost control and revenue & leasing improvement; develop yearly operating budgets/forecasts.
Revenue Management: Monitor timely receipt and reconciliation of deposits, rent collections, and charges; monitor vendor invoices; ensure property closeout and financial reports are accurate.
Strategic Leasing Management: Develop yearly marketing plan, utilize marketing strategies and systems, ensure leasing techniques are effective, and manage resident complaints, concerns, and requests to ensure satisfaction.
Resident Retention Programs: Develop and implement resident retention programs (e.g., resident functions, special promotions, monthly newsletter).
Administrative & Maintenance Management: Ensure accurate reporting, lead emergency team, manage customer service and maintenance responsiveness, and maintain property appearance.
Resource Management: Plan and utilize property resources, equipment, and supplies economically; give direction to maintenance, construction, and rehabilitation activities.
Education & Experience
High School Diploma or equivalent; Bachelor’s degree preferred or four‑year experience in the housing industry; or one‑two years related experience and/or training; or equivalent combination of education and experience.
Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.
Basic computer skills required; ability to understand and perform all on‑site software functions.
Basic knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
Regularly required to stand, use hands to finger, handle, or feel; reach with hands and arms; talk or hear; frequently walk and sit; occasionally stoop, kneel, crouch, or crawl; occasionally lift and/or move up to 25 pounds.

License/Equipment
Must have reliable transportation due to the emergency on‑call requirement.
Salary Range : $23.00 per hour to $25.00 per hour
At Asset Living, compensation decisions are based on skill set, background and training, certifications, etc. The offer depends on each candidate’s relevant experience. The comprehensive total rewards package includes benefits (medical, dental, vision, life, accidental, and disability insurance), 401K with employer matching, and commission and performance bonuses when applicable. Full‑time employees also receive paid sick days and company holidays.
