Role Summary: The Community Manager oversees all operations of a housing community under the supervision of the Regional Manager. Responsibilities include personnel, leasing, maintenance, financial, administrative, and risk management functions, ensuring compliance with Asset policies and fair housing guidelines.

Essential Duties & Responsibilities

  • Personnel Management – Screen, hire, train, coach, and develop on‑site staff; maintain effectiveness through ongoing training and coaching.
  • Daily onsite attendance is required; create staff schedules and assign duties.
  • Handle performance issues, document, communicate with HR, and enforce staff discipline.
  • Promote staff harmony and quality performance through leadership and support.
  • Ensure compliance with company policies and procedures.
  • Financial Management – Achieve net operating income through cost control, revenue generation, and leasing improvement; prepare yearly operating budgets and forecasts.
  • Monitor rent, deposits, and vendor invoices; reconcile accounts and produce accurate financial reports.
  • Strategic Leasing Management – Develop marketing plans; manage leasing techniques; address resident complaints; create resident retention programs.
  • Administrative & Maintenance Management – Ensure accurate reporting; head emergency team; oversee maintenance and repair; manage property appearance and resources.

Education & Experience

  • High‑school diploma or equivalent; bachelor’s degree preferred or four‑year industry experience; or equivalent education/experience combination.
  • Preferred certifications: Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM).
  • Basic computer skills and understanding of on‑site software.
  • Knowledge of Fair Housing Laws and OSHA requirements.

Physical Requirements

  • Regular communication, repetitive motions, and thoroughness; overtime, weekend, and night work may be required.
  • Staying or sitting for prolonged periods, moving between work sites, and operating ladders, stairs, and equipment up to 25 lbs.
  • Handling manual tasks, operating machinery, and working in various environments including outdoors, near hazardous chemicals, and confined spaces.

License & Equipment

  • Reliable transportation for on‑call emergency duties.

Compensation

Salary Range: $65,000 per year to $65,000 per year

Full‑time position with benefits including medical, dental, vision, life, accidental, disability insurance, 401(k) with employer match, commission and performance bonuses, paid sick days, and company holidays.
