Role Overview
As the Community Manager, you will oversee the entire operation of a housing community under the supervision of the Regional Manager. Your responsibilities include personnel management, leasing, maintenance, financial oversight, administration, and risk management. You will supervise all aspects of the property and staff, ensuring compliance with Asset policies and procedures, safety and fair housing guidelines, and liability concerns.
Essential Duties & Responsibilities
- Personnel Management – screen, hire, train, coach, and develop on‑site staff; maintain staff schedules and assignments; document performance; address issues with HR and supervisors.
- Financial Management – achieve maximum net operating income through cost control, revenue & leasing improvement, budgeting, and timely reconciliation of deposits, rents, and vendor invoices.
- Strategic Leasing Management – develop yearly marketing plans, implement leasing strategies, ensure accurate reporting, address resident complaints, retain residents, and showcase and move in prospective tenants.
- Administrative & Maintenance Management – ensure accurate reporting, manage emergency response, monitor service request turnaround, maintain property appearance, plan resource usage, and oversee maintenance, construction, and rehabilitation activities.
- Compliance – enforce staff adherence to company policies, safety, and fair housing regulations.
Education & Experience
- High School Diploma or equivalent; bachelor’s degree preferred or four years in the housing industry; or two years related experience and/or training; or equivalent combination of education and experience.
- Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.
- Basic computer skills and understanding of on‑site software functions.
- Knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
- Regular communication, repeat motions (wrists, hands, fingers), accuracy and thoroughness of work; overtime, weekend, and night hours required.
- Stationary position, standing or sitting for prolonged periods, movement between worksites.
- Occasional ladder, stair, scaffolding, ramp, step‑stool ascension/descension; reach and work in overhead, tight spaces, enclosed spaces, low/high temperatures, outdoor environments, and hazardous chemicals.
- Lift and move objects up to 25 lbs.; operate machinery, power tools, motor vehicles, and golf carts.
License/Equipment
- Reliable transportation due to emergency on‑call requirement.

Salary Range: $65,000 per year to $70,000 per year.
