Floating Assistant Community Manager

Role Overview The Floating Assistant Community Manager will reside at multiple properties, providing onsite leadership and operational management in the absence of the Community Manager. Responsibilities include financial management, personnel oversight, leasing, maintenance coordination, and resident relations.
Essential Duties & Responsibilities
Post all rental and other income, and reconcile daily receivables.
Prepare late notices, maintain resident and guarantor communications, and file eviction actions.
Help the property meet budgeted revenues, expenses, and Net Operating Income.
Post all charges to resident accounts and bill back utilities where applicable.
Complete end‑of‑month closing procedures and reporting.
Maintain accurate records, audit resident files, and record move‑out charges, statements, and security deposit refunds.
Attend the property regularly, recruit, train, coach, and develop onsite staff, and enforce company policies.
Implement leasing techniques and marketing strategies, handle resident complaints, and manage resident retention programs.
Provide excellent customer service, monitor maintenance response times, and supervise property appearance.
Plan and utilize property resources, equipment, and supplies economically.
Education & Experience
High school diploma or equivalent; bachelor’s degree preferred or two years of housing‑industry experience; or one‑to‑two‑year related experience and training.
Strong computer skills and proficiency in onsite software.
Basic knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
Regular standing or sitting, repeated wrist/hand motions, frequent walking, occasional ladder use, and the ability to lift up to 25 lb.
Work may include overtime, weekend or night hours, confined spaces, outdoor conditions, and exposure to hazardous chemicals.
Compensation Salary range: $20–$25.50 per hour. The role also includes a comprehensive benefits package: medical, dental, vision, life, accidental, and disability insurance, 401 K with employer matching, and commission or performance bonuses where applicable.
