Community Manager
The Community Manager oversees all operations of a housing community under the supervision of the Regional Manager. Responsibilities include personnel, leasing, maintenance, financial, administration and risk management.
Essential Duties & Responsibilities
- Personnel Management: screen, hire, train, coach, and develop on-site staff; complete schedules; address performance issues.
- Financial Management: achieve net operating income targets, develop budgets, monitor rent collections, reconcile vendor invoices, prepare accurate financial reports.
- Strategic Leasing Management: develop marketing plans, ensure effective leasing techniques, manage resident complaints, implement retention programs, show and move in prospective residents.
- Administrative & Maintenance Management: maintain accurate reporting, lead emergency response, monitor service request turnaround, maintain property appearance, manage resources, and oversee maintenance, construction and rehabilitation activities.
Education / Experience
- High School Diploma or equivalent (Bachelor’s degree or four-year experience in housing preferred).
- Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.
- Basic computer skills required; understanding of fair housing laws and OSHA.
Physical Requirements
- Regular communication, manual tasks, extended standing/sitting, occasional ladder use, ability to lift up to 25 lbs., operate machinery, work overtime, weekends, nights.
- Will occasionally work in outdoor or hazardous environments and varied temperatures.
License / Equipment
Reliable transportation required due to emergency on-call duties.
Salary Range
$60,000 to $68,000 per year.
