Essential Duties & Responsibilities
Personnel management: recruit, hire, train, coach, and develop on‑site staff; create daily schedules; handle performance issues and, if necessary, terminations.
Financial management: achieve maximum net operating income through cost control and revenue initiatives; develop annual operating budgets; monitor rent collections and vendor invoices; ensure timely reconciliations.
Strategic leasing management: develop yearly marketing plans; implement resident retention programs; conduct prospective resident showings and move‑in procedures.
Administrative & maintenance management: maintain accurate reporting; lead the emergency team; monitor service‑request turnaround; oversee property appearance and repairs.
Education & Experience
High School Diploma or equivalent; bachelor’s degree preferred or four years of housing‑industry experience; alternatively, one to two years of related experience and/or training.
Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.
Basic computer skills and familiarity with on‑site software functions.
Knowledge of Fair Housing laws and OSHA requirements.
Physical Requirements
Regular communication, repetitive wrist, hand, and finger motions; ability to work overtime, weekends, and nights for emergencies.
Standing or sitting for prolonged periods; moving between work sites; occasional ladder, stair, or scaffolding work; lifting up to 25 lb.
Work in various environments (indoor, outdoor, confined spaces, extreme temperatures, hazardous chemicals).
License / Equipment
Reliable transportation required for on‑call emergency duties.
Salary Range $80,000 per year.
