Essential Duties & Responsibilities

• Personnel management: recruit, hire, train, coach, and develop on‑site staff; create daily schedules; handle performance issues and, if necessary, terminations.
• Financial management: achieve maximum net operating income through cost control and revenue initiatives; develop annual operating budgets; monitor rent collections and vendor invoices; ensure timely reconciliations.
• Strategic leasing management: develop yearly marketing plans; implement resident retention programs; conduct prospective resident showings and move‑in procedures.
• Administrative & maintenance management: maintain accurate reporting; lead the emergency team; monitor service‑request turnaround; oversee property appearance and repairs.

Education & Experience

• High School Diploma or equivalent; bachelor’s degree preferred or four years of housing‑industry experience; alternatively, one to two years of related experience and/or training.
• Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.
• Basic computer skills and familiarity with on‑site software functions.
• Knowledge of Fair Housing laws and OSHA requirements.

Physical Requirements

• Regular communication, repetitive wrist, hand, and finger motions; ability to work overtime, weekends, and nights for emergencies.
• Standing or sitting for prolonged periods; moving between work sites; occasional ladder, stair, or scaffolding work; lifting up to 25 lb.
• Work in various environments (indoor, outdoor, confined spaces, extreme temperatures, hazardous chemicals).

License / Equipment

• Reliable transportation required for on‑call emergency duties.

Salary Range

$80,000 per year.
