Community Manager The Community Manager oversees entire operations of a housing community under the supervision of the Regional Manager. Responsibilities include personnel, leasing, maintenance, financial, administration, and risk management. The on‑site leader ensures compliance with policies, safety, fair housing, and liability guidelines.
Essential Duties & Responsibilities
Personnel Management – screen, hire, train, coach, and develop on‑site staff; maintain schedules and assignments; address performance issues; promote staff compliance with company policies.
Financial Management – achieve net operating income through cost control and revenue improvement; develop operating budgets and forecasts; manage rent collections, vendor invoices, and ownership financial reports.
Strategic Leasing Management – develop marketing plans, secure lease close‑outs, handle resident complaints, implement retention programs, and show/move in prospective residents.
Administrative & Maintenance Management – ensure accurate reporting; lead emergency response; monitor maintenance request turnaround; maintain property appearance; manage supplies and vendor relations.
Education & Experience
High School Diploma or equivalent; Bachelor’s degree preferred or relevant experience.
Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.
Basic computer and on‑site software skills.
Knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements Regular communication with others, repeated hand motions, ability to work overtime, weekends, and nights; standing, walking, stair climbing; lifting up to 25 lbs.; operating machinery and vehicles; exposure to various weather conditions and confined spaces.
License / Equipment Reliable transportation required due to emergency on‑call duties.
Salary Range $60,000 – $65,000 per year.
Full‑time, Mid‑Senior level.
Marketing and Sales role.
Location: LaGrange, GA.
Salary is competitive and includes benefits (medical, dental, vision, life, accidental, and disability insurance), 401(k) with employer matching, and commission/performance bonuses. Full‑time employees receive paid sick days and company holidays.
